choosing a realtor: Agency Relationships - 07/12/15 11:08 PM
When you work with a Real Estate agent, the term "agency relationship" may confuse you. Here's a short explanation of the three types of agency relationships:
Buyer's Agent: When you are planning to buy a home, you will work with a buyer's agent. The agent that you choose has fiduciary responsibility to you. In other words, the agent will work for your best interests and will provide reasonable care, loyalty, and confidentiality. With a buyer's agent, you can trust that s/he will not reveal information that may impact negotiations.
Seller's Agent: When you are selling your home, you will work with a seller's agent. The … (7 comments)

choosing a realtor: Anatomy of 2 listing appointments - 09/12/12 08:43 PM

In response to our prospecting, we received a request to interview for the position of Realtor for a couple who are trying to sell their home. Here's how it went.
Our listing appointment - We fell in love with the house, saw its potential, and fell into natural, easy conversation with the owners. We had brought a list of comps and had a list price in mind and data to support it. We brought our marketing plan and were able to explain it in detail.

33% of all respondents said that they chose their agent based on the agent's honesty and trustworthiness. How do they … (6 comments)

choosing a realtor: How many Realtors should you interview? - 06/08/12 07:28 AM
If you're planning on buying or selling a Union County home, you want to make sure you're in the hands of a competent, experienced Realtor.
The New Jersey Association of Realtors interviewed buyers and sellers to see how many Realtors they interviewed before hiring one and the results surprised us.
57% of respondents only interviewed one Realtor. 18% of respondents interviewed 2 Realtors. 11% interviewed 3 Reltors. 14% interviewed four or more Realtors. Do the results of the survey surprise you? How many Realtors did you interview before you chose on to buy or sell your home?
If you're interviewing Realtors, … (2 comments)

choosing a realtor: Dear TZ - How do I choose a Realtor? - 03/31/12 09:35 PM
Dear TZ,
I'm thinking of selling my home. Should I go with a friend who’s a REALTOR®, or should I go with the guy whose name is on all the signs in the neighborhood, or what? How do I choose?
- Choosy Chelsea

Dear Chelsea,
Before you hire a friend to sell your home, think about the worst case scenario…  What if they’ve overpriced your home and there’s no activity?  Or they are doing a poor job marketing your home?  The next meeting you have with your friend will probably be VERY uncomfortable.  Let’s face it,  if things go poorly, … (9 comments)
