In most of New Jersey and in many other states, attorneys handle many parts of the transaction.  They fine tune the contract to both parties satisfaction, handle ordering title, title insurance, they also write the deed and file it with the county as well as reporting everything to the IRS.  There are many other things that they're involved in during the transaction, too numerous to list here.

We purchased our house back in 2004, before either one of us was in the Real Estate Business.  The listing agents were a local team that work for a large independant brokerage.  Our agent just happened to be the man who is now our broker at Hallmark Realtors.

I guess that it's my positive attitude that came up with the title for this post.
Last night while driving home I was on the phone negotiating a deal.  We came to a meeting of the minds.  Not just on one deal, on two!  Yes, two of our listings have contracts coming in today that by day's end should be in Attorney Review status.   So I'd say yesterday was pretty great!

We got a late night lead the other day and happened to be at the computer when it came in. Even though it was nearly 10pm, I dialed the phone number right away.  
A gentleman answered the phone and said: "Do you work 24/7?"  
No, I told him, but I didn't want to keep you waiting.
He stated that he was interested in a condo that we have listed and wanted to make a cash offer on it.  
Three minutes later I was on the phone to the seller who agreed to the offer.
