realtor: Are you a Realtor that your clients have to endure? - 11/30/09 04:47 AM
Are you a Realtor that your clients have to endure?       Helping my senior citizen mom purchase a car this weekend was quite a reminder about people in sales.  The experience at the different dealerships seemed to have a theme.
OLD SCHOOL - The slick haired, fast talking, patronizing, cigarette smoking HIGH pressure sales person (sorry guys, usually men).  He greeted us at the car, started bonding (he thought) immediately by asking us personal questions which were very off putting.  He told us his story about needing to buy a car himself and if he just won the contest and sold enough cars, … (12 comments)

realtor: From Your Realtor. A letter to our clients and friends . - 04/09/09 07:56 PM
I believe this is the message many of us want to deliver.  Sometimes we just grow weary of being the bearers of not such good news.  However, I believe our clients want and need to hear us say.
Dear trusted client, (and friends),
It is me, your Realtor.  I have often told you that I want to be your realtor for life...I have been in real estate 32 years and think I used that slogan long before it became everyone's slogan.  But it is still a good one for me.  What does that mean to you?  It means I'll be there … (16 comments)

realtor: There is an end in sight, and we can see it from here... - 12/20/08 11:29 AM
There is an end in sight, and we can see it from here...
There is a lot of speculation about the real estate market and when we'll see the light at the end of the tunnel.
Walking today in Santa Cruz along the ocean I took this photo.  It reminded me of the real estate market and gives a good illustration of where the light is.
It IS out there, not within reach tomorrow perhaps, but within reach.  If we make changes that we need to make, stay the course and work at getting there we can.  When, you say?  Well … (37 comments)

realtor: How I saved 13 TONS of CO2 on Monday night! - 11/21/08 05:28 PM

How I saved 13 TONS of CO2 in one night?  Hint, hint.  I am sure most of you have heard that replacing an incandescent bulb with a Compact Flourescent can save you 75% of the energy used to light your home.  It can last up to 10,000 hours and each bulb saves the CO2 gases going into the atmosphere by 1 ton per the US Dept of Energy. WOW! It takes ONE tree 40 years to absorb one ton of CO2.  A family of four in North America generates 110 TONS of CO2 in a year.  Outside of … (37 comments)

realtor: DO YOU CHA CHA WHEN YOUR CLIENTS HIP HOP? - 10/24/08 06:22 PM
Do you Cha Cha when they Hip Hop?
When listing and selling a property your interactions with sellers and buyers are a bit like a dance.  IF you are not in sync you will have a struggle just getting them to listen to your recommendations.  It is pretty important to KNOW the dance they are doing so you can do that dance too, it makes it much easier for   them to understand and relate to you and vice versa.  We've all had that client that just clashes with everything we say.  Well it's not really their fault or ours, just that we're … (39 comments)

realtor: Ah HA! ...and the problem is? - 09/17/08 06:27 PM
I was reading one of Fernando's blogs and it got me thinking.  Sometimes we "get it" and we care more than the client about the outcome or their home sale.  Here are a couple of "Ah Ha!" moments revealed.
As Realtors we are well aware of this common problem with clients.  The client thinks the Realtor is pricing to get a quick sale...  AH HA! and the problem is?  The recommendation comes from the fact that we KNOW that a well priced property will sell and an even slightly off priced property will sit.  The current real estate market is particularly … (39 comments)

realtor: What do you need to know to stage for the Luxury Home Market? - 05/16/08 06:06 PM

Depending on your area, luxury homes can be defined as the top 10% of the price range says the Institute of Luxury Home Marketing.  What makes a luxury home staging different?
Well for sellers who understand merchandising and embrace the value that staging has to merchandise their residential real estate investment, the payoffs are maximizing sale price and minimizing time on the market.  The higher the education and buying power, the more experience the luxury home client has in working with these concepts.
The luxury home market is generally less affected by downturns in the market as far as pricing, but … (23 comments)

realtor: When a Higher Sale Price may not EARN you as much as you think... - 02/12/08 09:53 AM
Think about this.  The IRS gives a maximum exclusion of the gain on your personal residence upon sale of up to $250,000 for a single person and a $500,000  to a married couple.  (NOTE-this is a simplification of circumstances.  There are exclusions and additions to some of the rules stated herein and you should go to http://www.irs.gov/publications/p523/index.html for more information.  This example is for illustrative purposes ONLY.  AND I am not giving tax or legal advice, you should consult your CPA and/or Attorney regarding your particular circumstances).  But follow along here as this gives you something to think about.

realtor: SELL NOW AND SAVE MONEY??!! YES it's true. - 02/09/08 04:54 AM
In our local area, prices have been depressed for a while.  California and Florida are the top two states for foreclosures and short sales, REO's etc.  This had caused a pretty negative effect on our markets.  But actually in the early 2000's boom years, most of our areas were up about 35% in value appreciation.  So, it's all relative isn't it?  If we are now down about 15% to 20%, we are still ahead.  And, if you subscribe to the real estate concept of buying and holding until the time is right to sell, well you might want to think about … (19 comments)

realtor: Sellers-Ask Yourself...before you LIST...Can you interview too many Realtors? - 01/28/08 05:48 AM
Articles are often written about questions to ask a Realtor prior to deciding who should list your home.  I think you should take it a step further and ask YOURSELF some questions. After all, you are going to be working with this person for quite a period of time and your results could depend on it.
You want to sell your home and want to find just the right Realtor.  You decide to interview 2 or 3 Realtors.  That's a good thing, especially if you don't have a Realtor that you have a relationship with.  Most professional Realtors are not afraid … (1 comments)
