Bryan shows a modest increase in single family housing sales from April 2007, to April 2008.  In April 2007 eighty one homes were sold in Bryan.  In April 2008 eighty six Bryan homes sold.
April of 2007 showed sales from list prices of $595,900 for a 2,752 square foot home on almost thirty eight acres that sold for $490,000.  (Much beyond the normal reduction.....and typically shows quite a bit of problems with the home or an inflated list price initially).  The lowest sale was a one bedroom/one bath condo of 611 square feet that listed for $39,000 and sold for full list price.

Refresh is an organization looking to further creative and technical arenas in their area.  Refresh BCS was created just a few months ago and are already off to a great start!  On June 27th they hosted a meeting for Google to talk about new innovations within their company.  It was held in the downtown Bryan Varisco building and a great time was had by all.  Fibertown arranged for the building and 372 Media provided a full meal from Square One Bistro.

bryan: Duplexes as an Investment Strategy - 06/29/07 02:46 PM
I get phone calls on a weekly basis from potential clients interested in buying duplexes.  Many of these potential clients have the thought that they will buy a duplex and rent out one side while living in the other. Not a bad strategy.  However, many of these people have the idea that the one rental side will cover the payment and they will be living for free.  Great idea, but usually not practical.

The city of Bryan was recognized in 2001 for having the top parks and recreation system in Texas compared with citys of it's size (50K to 100K).  Not content to leave this as the status quo Bryan went further and invested another 3.5 million in it's beautiful Henderson Park in 2004.  This added 30 acres of beautiful family oriented entertainment to Bryan including five soccer fields, a covered pavilion, sand volleyball, 10 picnic pads, a skateboard park, walking trail, swimming pool and four baseball fields.

Downtown Bryan, once just a shell of it's former self with decrepit buildings and deserted streets, is becoming a hot spot once again!  More than twenty buildings have now been renovated with many more in the works.  Currently we have ten restaurants in downtown Bryan offering anything from gourmet food (Madden's Casual Gourmet) to Mr. G's Pizzeria and the trendy Revolution Cafe and Bar. 
Some shops never left including the longstanding Bryan tradition Parker-Astin Hardware, established in 1911 and the Medical Center Pharmacy with it's fifty plus years of serving the Bryan market.

The media loves to talk about how difficult the housing market is currently and how prices are going down.  Because of B/CS's location we don't see many of the shifts that affect the market.  We always have students coming in, many of whom have parents that see the sense in purchasing for their 4-5 year typical stay.  We always have students leaving, selling that second home that brought them excellent value increases as well as rental income.  Professors and support staff as well as school administration are frequently taking jobs at other schools as well.

The bad news is...the economy in Bryan-College Station is slowing down, but for once this is a good thing.  After the huge real estate boom we saw in 2006, the economy for 2007 is slowing to a more moderate "healthy" pace.  With the constant inflow of people relocating to the area, for which we have Texas A&M University and Blinn College to thank, it's relatively impossible for our economy to slow much.  This year … (0 comments)

It's been an active time lately for our commercial sector here in Bryan/College Station.    In response to our ever expanding population many businesses are heading into town.  One of the largest is Kohls;  opening approximately October 1st, in Culperrper Plaza (Harvey and Texas).  Red Lobster is relocating to a new location on Univesity and Lincoln and planning to open in March 2008.  Blue Baker will be opening with a bang in mid May (the restaurant is the same size as their former location, but what a beautiful new area!!!) bryan: Builder Condo Buyers Beware - 12/27/06 11:49 AM
In Bryan/College Station we have many condominium projects.  They scale many price ranges and can be a simple apartment like complex, to a very nice condominium with granite countertops, high ceilings, tile and wood flooring and huge walk in closets.
These condominimiums are, at this point, mostly targeted to our student population (though we are getting an increasing number of retirees looking at properties that are further out).  Proximity to the college and shuttle route access are two things that really make or break the units targeted for the school.  We've had many condos built, sold through the company that was building and … (1 comments)

The Aggies won their last game, so I'll use this opportunity to brag about our sports here in Brazos Valley.  With A&M right here we have excellent opportunities for sports watching for all sports fans!  College Station itself has a population of around 82K, but our Kyle Field, home of Aggie football has had an attendance of 87,555.  It's always a thrill to see the stands filled to the brim with maroon shirts.  For miles around people can see the field and hear the fans going wild.

bryan: Brazos County Market Conditions winter 2006 - 11/22/06 10:08 AM
Fall started out very slow with buyers hanging back and sellers standing their ground.  Since early October we have seen a definate increase in buyers, most of them motivated and not wanting to wait until spring (fairly unusual this time of year).  Lower mortgage rates and an expected future increase probably kicked that off.  Inventory is up for this time last year, but October and November showed great absorption.  Prices are still down, but not untypical for this time of year.  We see more variation between list price and sales price this time of year, with motivated buyers not being as abundant … (0 comments)

Positioned almost central in the great state of Texas is a beautiful community with access to fine arts, major medical facilities and cutting edge research centers.  Bryan and College Station, also known as Research Valley has a vibrant local economy and is gearing up for more robust growth.
In the ten year period from 1990-2000 the growth in B/CS was 29%.  In the following five years growth was up an impressive 20.2%.  During this same period the total population percentage of students dropped from 60% to 50%, showing growth in other sectors besides the college.
