investment property: Cardinals Game - September 23, 2007 - 09/24/07 09:12 AM
We went to the Cardinals ballgame last night with our friends, Kim and Gary.  It was an evening game, 7;00 pm, but we got down there almost two hours early.  They were giving away free "Bobbleheads" to the first 25,000 who entered the stadium, and Gary had to make sure he got one.  This "Bobblehead" was of Tony LaRusa.  Gary now has four of them (we gave him ours - the least we could do since they paid for the tickets)...
This was the last home game of the season for the Cardinals.  I thought it was a pretty boring game until … (1 comments)

investment property: Animals Always Sculpture - St Louis Zoo - 08/30/07 03:43 PM
A piece of artwork St Louis is very fortunate to display (and one of my favorites) is the Animals Always Sculpture at the St Louis Zoo, located at the entrance of Forest Park and Hampton Ave.
It's hard to miss, as it is 130 feet long, 36 feet tall, and 100 tons of rusted steel.  It is the largest sculpture at any public zoo in the United States.  Throughout the sculpture, there are 60 different animals amongst plants and trees, representing the many animals that are featured in the zoo.
The artist, Albert Paley, a metal sculptor, has been active as an artist for … (0 comments)

investment property: Japanese Garden - Missouri Botanical Garden - 08/29/07 02:02 PM
On June 12, in addition to touring the Missouri Botanical Garden, I also walked the Japanese Garden.  I think this is my favorite part of the garden.  You can see a large part of the Japanese Garden when traveling on Magnolia Street (on south side), but you have to peer though the fence.  To fully appreciate it, you need to spend a few hours walking the meandering path through the garden.  This is the largest traditional Japanese Garden in North America.  It covers 14 acres, including a 4.5 acre lake.

investment property: Missouri Botanical Garden Visit - 08/29/07 01:39 PM
"To discover and share knowledge about plants and their environment, in order to preserve and enrich life."    -Missouri Botanical Garden Mission
On June 12, 2007, I had an opportunity to visit the Missouri Botanical Garden.  It's a shame I get there so seldom, as it's about six blocks from where I live.  As is often the case, we take so many things for granted.   This amazing garden is one that should not be taken for granted.  We are very fortunate to have it so close to us for all to enjoy.

investment property: Today in St Louis - August 26, 2007 - 08/26/07 05:48 AM
Earlier this year, I entered the Missouri Lottery 2008 Calendar Contest.  The subject matter was Missouri Gardens:
http://www.molottery.com/aboutourgames/promotions/photocontest/08winners.shtm
I recently found out that I did not win a place in the calendar, but did win an honorable mention.  At first, I was disappointed that I didn't place, but I don't have any real photography experience or training.   I did take a photography class in college, but never pursued it past just shooting for fun and family.  So, I am grateful that they liked one of the photos well enough to give me an honorable mention.  I should not have even submitted a few … (3 comments)

investment property: Today in St Louis - August 25, 2007 - 08/25/07 04:42 AM
I just received some positive feedback from a recent client and I wanted to share it.  It's good to hear when people appreciate what we do...
Thank you for all your help on the sale of my mom's four family flat. For a month prior to listing with Tim, we tried to sell the flat on our own. We listing it on Zillow and Craig's List. We held open houses on four consecutive Sundays but no one came by. I interview others trying to sell without an agent and their stories did not leave me confident. We signed with Tim and his … (0 comments)

investment property: Today in St Louis - August 23, 2007 - 08/23/07 02:32 PM
On Saturday (Aug 18), I was involved in an automobile accident.  I had just dropped a client off from showing properties and was on my way home.  I was the first vehicle at the stoplight at Tower Grove and Arsenal.  The next thing I know, there's this loud crash and someone has rear-ended me.  I had my foot on the brake, but the vehicle behind me kept pushing my car forward.  I was somewhat in shock, because I hadn't seen it coming.  Several people had witnessed the accident and stopped to help.  A wonderful middle-aged couple helped direct traffic and some young guys … (5 comments)

investment property: Today in St Louis - August 3, 2007 - 08/03/07 07:21 AM
It's kind of funny, I think.  Yesterday, I shared two recent testimonials from sellers.  Today I received an email testimonial from a past seller.  I sold their home last year...  At the closing table, I always hand the client a typewritten request for a tesimonial and a SASE.  More often than not, I don't get them back.  It gets stuffed in the envelope with all the other closing papers and that's where it stays.  Clients are busy, just like me.  I understand how it can be overlooked.  That's why I'm so excited today to receive this one...
"We would recommend Tim Tanz … (1 comments)

I would like to share some feedback from two of my recent sellers.  I always ask for any negative feedback, as well as the positive; I want to know where I need to improve...
"It is tough to come up with negative feedback from the fantasic job you did.  From your suggestions when I first contacted you , to helping me with plumbing repairs, to your sound advice... This was the third transaction between us and it will not be the last.  I will give your name to all who are inquiring about real estate.  Thank you again for all your hard … (0 comments)

investment property: Today in St Louis - August 1, 2007 - 08/01/07 03:42 PM
It's definitely summer out there.  It's getting hotter and hotter.  That's St Louis in August, though..
I'm trying to keep up with the watering.  I'm grateful for the soaker hoses, but I've decided that next year, I won't do so many potted plants.
My listing on Potomac went under contract yesterday.  I showed it three times myself on Monday and again on Tuesday.  A Buyer's Agent brought us a contract and the sellers accepted it.  I felt it was a really good offer and was glad the sellers agreed with me.  This proves the point, that a property correctly priced for today's … (1 comments)

investment property: Today in St Louis, July 28, 2007 - 07/28/07 10:33 AM
Showed a buyer properties for the second time today.  We had appointments to see thirteen different properties.  I was expecting a long afternoon, especially since it's so hot outside; but this buyer and his partner are great.  If they don't like a house, we don't stay; we move right on to the next one.  On three houses, we didn't even get out of the car.  That speeded things up.  We found three houses that they liked - not enough to write on, though....  I'm taking him out again on Monday.
I'm taking a new buyer out tomorrow afternoon.  I have eleven appointments … (2 comments)

Each unit has a decorative fireplace, wood floors, and a deck off the kitchen. There is a large, level, fenced, divided back yard and two-two car garages (the east garage … (0 comments)

It's 10:07 pm and I just sat down to write something, although I don't have the slightest idea what to write about.  Worked in the yard early this morning.  Then ran comps for a potential listing (?), and made several calls.  Then went to the Miami property and worked until 5:00 pm.  Came home and ate dinner, made a few more calls, and then went back and worked some more on Miami.  Painted the first coat of trim on the windows in the livingroom, diningroom, and both bedrooms.  The back bedroom trim was blue, so it's going to take at least three … (1 comments)
