Park Slope is a neighborhood in the western section of Brooklyn, New York City's most populous borough. It is known for its vibrant cultural community and is considered one of Brooklyn's major cultural centers. The neighborhood is part of Brooklyn Community Board 6.

 
 
Park Slope is roughly bounded by Fourth Avenue, Prospect Park West (Ninth Avenue), Flatbush Avenue, and Fifteenth Street. It takes its name from its location on the western slope of neighboring Prospect Park. Seventh Avenue and Fifth Avenue are its primary commercial streets, while its east-west side streets are populated by many historic brownstones.

Not that kind of commercial.  Even though I love The Captain and his girl, Tenille, I'm talking about commercial properties.
Working in residential properties the majority of the time, we all run into the occasional commercial deal now and then.  In my business, I'm getting a lot of calls for commercial properties now and find it a lot easier to deal with in a business sense.  I don't have to deal with emotional buys/sales, preparation or a disgruntled spouse.  Usually when I deal with commercial properties, I am dealing with statistics, facts, and location.  Knowing the ceiling height compared to chandeliers … (0 comments)

I have three clients looking for various commercial properties:
 

1.  Wants a multi-use with a restaurant ($1.5M ceiling)

2.  A 20,000 sq/ft warehouse ($7M ceiling)

3.  A 5,00 sq/ft warehouse ($3M ceiling)
I find that the market today is bringing me more commercial business than residential.  I have also found properties through another office for all 3 of them.  They have a policy of never taking less than 6%...

I like co-brokering with these guys. 
 
All 3 properties meet the criteria of the buyers.

Lets see how fickle these buyers are going to be (lol).

O.K. - We all know I'm fairly new to this "Active Rain" but admit it...
You must have called it "Acid Rain" at one point or another too!!!
I was at a "Negotiating Effectively" seminar today and just like all the seminars most skilled Realtors go to, you sit there saying in your mind "Yada-Yada-Yada", this seminar should have come with a fifth of scotch or a gun so I could shoot myself.

This year is shaping up to be one of the best years in Real Estate!  Shaped by the overpricing of homeowners and vigilant stand all the buyers took last year.  It's not unusual to see 5 houses for sale on one block here in Kings County (Brooklyn, New York).  Something is bound to pop.  Mortgage rates didn't go up, there's a huge inventory and no shortage of buyers.  Let's say one of the five home owners on that block lowers his/her price and sells their house first.  How about a buyer or two … (2 comments)

Ahh...
