I'm getting this response from a couple of brokers in my market lately. It would appear to me that a seller would be disappointed to know that potential buyers are being skipped over because the broker they listed with denies showings unless your client uses them. Maybe the selling clients were ok with that, maybe they don"t know it's going on, or maybe it was listed so low that the selling broker needs it all. Obviously using only one agent/broker to get a buyer is a viable option to get your home sold, but it could also ensure that you dont get a buyer. An example … (0 comments)

The commission charged to sellers is different in most every office, granted that most companies in the same MLS use a similar rate. The out of MLS agencies seem to use the lowest rate needed to get the listing. This works for the seller if the property is desirable and draws interest based on appeal. Most times however the seller gets a couple of exterior photos, a sign in the yard, weekly ad in local paper, and an overprotective agent that wont let anyone else show the property.
