Are you still convinced that you need to have open houses in order to sell your home? Buyers stop at open houses primarily for two reasons. First notice I said buyers, the majority of people that come to open houses are not buyers; they are neighbors. According to the National Association of Realtors only 1 in 400 homes sell due to an open house. Why are open houses so ineffective? Because serious buyers don't go to open houses; they schedule showings through an agent. On 4/3/08 the property I had listed at 16106 Edna St. in Millard Park sold. I sold the home in 45 days; this was after the seller had it listed with three previous agents for a total of two and a half years. Comprehensive marketing and outstanding service are what made the difference. Home staging is just one of the services that I provided that contributed to the sale. The other day I heard that Jody Schott of CBSHome Real Estate died. Jody had been in the business a long time and was one of Omaha's top agents.  She was always friendly to work with and very professional. From what I heard she died of a brain embolism. She was just 41 years old. This is the second Realtor in Omaha to go before her time in the last few months (Tragic Shooting in Omaha takes Nine Lives including one Realtor).

An earnest deposit is an amount of money that a buyer puts into escrow as good faith to show that they will complete the purchase of a property. The amount of money is an indication of how serious they are and of their confidence in their ability to close the sale.
