charlotte home stager: Virtual Staging Addressed by NAR Ethics Professional - 05/26/10 05:33 AM
Realtor Magazine addressed virtual staging from an ethical standpoint in its June 2010 issue.  The title of the article is "Virtual Staging: Stay True to Disclosing."
Virtual Staging is a low-cost option in this tough economy provided the Realtor clearly discloses that the photos have been altered.
According to Bruce Aydt, Sr. VP and General Counsel of Prudential Alliance and a former chair of National Association of Realtor's Professional Standards Committee,
"The safest course when using any kind of visual alteration, including virtual staging, is to disclose in a clear and conspicuous way that the images have been altered or enhanced.  That way viewers … (2 comments)

charlotte home stager: Check, Check, Check and Re Check Your Home Stager! - 05/10/10 02:50 AM
Home staging is one of the hottest businesses to start to get rich quick - or so the media says.  If you combine all the publicity the home staging industry is getting with all the women out of work, plus add in all the people who think it's fun to decorate - you get a stew with a lot of rotten potatoes.
Take your city for example.  Go online to Google and type in your city name and "home stagers."  You will likely get several pages of results.  And some of the home stager's web sites you will find are quite snappy!  The photos look great and the written … (0 comments)

charlotte home stager: Update from High Point 2010 Spring Furniture Market - 04/20/10 02:22 AM
Can you say, "Glam!?"  Wow, what eye candy at High Point yesterday!  Glad to see mirrored furniture is still showing.  I saw a lot of that.  It's tough to transport, but I do have some pieces I use in staging.  Sorry to say that microfiber was not shown.  I saw one dining room set with chairs in microfiber - the salesman commented that it was last year's model.  Microfiber has been replaced by velvet.  I've been purchasing market samples for years and I noticed velvet was popping up last year.  I do have 2 velvet glam sofas I purchased last year that … (0 comments)

charlotte home stager: Can You Handle Awkward Angles? - 02/18/10 04:43 AM
Once in a while a property comes along that proves you wrong!  What I planned for this room and how I staged it are two different things.  No wonder it sat vacant for many months with no sale and with feedback complaining that the buyers didn't know how they could place furniture.  I ended up taking a chair back to the warehouse and using the extra table I brought "just in case."  It was a fun challenge - like working a puzzle.  I'm happy with the results at every angle, the seller is happy and - as ususal - we're hoping for that fast … (4 comments)

charlotte home stager: Under Contract in 2 Weeks! - 11/22/09 02:59 AM
Yes, it's possible in this day and time to sell your listings fast.  And here's just one example of a vacant home that languished with no sale for many months.  Staged with my furniture and accessories, under contract within 2 weeks, and now waiting to close.  I have seen great success with home staging this year and my average time on market after staging is:  Under contract within 2 to 6 weeks!  I work throughout North and South Carolina with home prices ranging from $100,000 to over $2 million.  Staging works for all price ranges!

charlotte home stager: Staging for Senior in Myrtle Beach - 10/24/09 03:01 AM
had a great experience in Myrtle Beach this week staging an occupied home for a darling senior couple.  This was a wonderful example of how staging changes people's lives!

The wife is an antique collector, loves her stuff, but understood that if she wanted to sell her house it had to be purged.  She couldn't stop walking around from room to room after my assistant and I were done.  The window treatments are included in the sales price, and some antiques are too fragile to be moved into storage, so I had to work with and around them.  As usual, I'm hoping for a … (2 comments)

charlotte home stager: It's all about the Presentation! Staging Makes a Big Difference. - 10/20/09 04:09 PM
I've been staging a lot of homes this year that sat vacant for several months and then I was called in with my inventory.  Successes have been numerous.  Homes that had low marks in buyer feedback suddenly got high scores and the offers started coming in.  Good for the sellers, good for this stager.
It was my pleasure to warm up this fabulous home today!  I'm hoping for good news soon.

charlotte home stager: Lakefront Home Loves Color! - 07/20/09 03:02 PM
This Lake Norman beauty has been on the market vacant for 4 months.  It's gotten several showings, but brought yawns from the buyers.  I sparked it up with color today.  I hope it causes jaws to drop in a good way!
I used the same formula that brought a quick sale to the last house that was adorned with these furnishings.
It was such a pleasure staging this incredible piece of property.  Oh, how blessed I am to do what I love and get paid doing it :)

charlotte home stager: Vacant Shows the Flaws! - 07/04/09 01:49 PM
Wow, did this cute bungalow in Columbia, SC need staged!  I couldn't help but notice all the flaws throughout the house when I priced the house while it was vacant.  Also the empty rooms looked so small!
Now that I've staged the house, buyers can focus on how cute it will look when they move in with their funishings - and how much room they have to fit their company.  I'm hoping for a fast sale.  It was listed with no offers for several months.

charlotte home stager: It's a Buyer's Market - and Their Buying the Homes That are Staged - 06/06/09 01:53 PM
I just spent all day today showing homes to a couple who is relocating here.  Guess which homes my clients liked - and ultimately made an offer on?  The homes that were staged and ready to sell!
Whether the seller did the staging, the listing agent did the staging, or an Accredited Staging Professional was brought in to do the staging - those homes that were staged and ready to sell outshined the competition by a mile!
"I could just move right in," was echoed frequently by my buyer.  We're planning to close June 30.
In mid May, I was called upon to stage a "challenged" home that was on the … (3 comments)
