destin: External Obsolescence - 01/15/11 09:56 AM
Any loss of value due to influences originating outside the property's boundaries ( for example, and expressway adjacent to ta residential subdivision, an industrial plant close to a residential neighborhood, or general deterioration of the neighborhood)  normally is beyond the property owner's control; Therefore, external obsolescence is considered to be incurable.  External obsolescence is divided between the land and the improvements,  Only that portion allocated to the improvements is deducted in the cost depreciation approach.
