Yesterday, I had two clients tell me that they were glad I was working with them on finding a new home. I read the article below this morning and thought it summed up the reasons whey working with a good realtor is so important. We bring knowledge that a client might eventually be able to find on their own but with their busy lives it's so much more effective for them to have a trusted source of information. Yesterday Arlington county issued a press release regarding the new budget an real estate market.
Depending on how you look at it, it's good or bad so maybe we'll call it Gad News.
From the release, all indicators point to a stabilizing real estate market. It is generally flat (Good news or bad news? Gad news) but there is the possibility of a small increase in assessments (good or bad?....Gad). An increase in assessments would be good news for the budget which again is indicating a shortfall of $25-35M, but maybe not as good for taxpayers. However, the shortfall is much less then last year (Good).

So....a couple of weeks ago I listed that wonderful home in Maywood. 2325 Edgewood St. Arlington, Va 22207. Under contract in less then a week. Listed at $850,000
This week I listed a beautiful condo just steps from the Clarendon metro. Under contract in 4 days. Listed at $574,000
Wowser! Here are a couple of reasons:
Interest rates, interest rates, interest rates......did I mention interest rates? They make me want to go out and buy another house.

Yay....good press from our local paper. I've already reported this news to you and knew it was coming before it was here but it's good to get press.
Per the article, inventory is way down. 30% in Fairfax and Loudon. Here in Arlington we have the lowest supply of homes. 5.3 months (the time it would take to sell all the inventory if no new homes were added). For our area this is a "normal" level. Over the past year I have picked up on a buyer syndrome that hurts them when it comes to procuring the home the really want.
The syndrome is believing that you can make a really low offer no matter how the home is priced. I'm writing about this because I have seen buyers frustrated time and again. Granted we have more active buyers in our local market then in many other area of the country but I have to believe that this situation occurs in other areas as well.

So......I sat in on a educational session for the new HUD-1 today. For any non-realtor readers....this is the statement that you get before (hopefully) settlement that tells you what all your charges are and if you are a buyer what you have to bring to the table (in terms of money) and if you are a seller what you will net (hopefully on the positive side).
