Special offer

It took 6 months and about 80 homes but I closed the deal Friday…

Yes Sir... finally I'll get that long awaited 765.00 pay check.  Oh by the way did I mention I have invested over 1200.00 in the deal?  If not I'm doing so now.

You may wonder (or not) why I would hang on to a client for so long and be upside down in this transaction?  Good question and I think I have the answer although sometimes I felt like telling them to go away.  First of all their friends I've known for sometime who moved away and then moved back.  It all started out innocent enough as do all buyers, but boy did it all go to - - - in a hand basket later.

Anyway we wrote an offer January 22 and the offer was accepted however it was a foreclosure and it kept on and kept on until I thought my client was going to pull the plug again.  I had already made up my mind if they did I was done and they would need to find another agent, I just could not go through another one again.  Oh yea I failed to mention this was the 9th offer I had written for them in 6 months.  On the other hand I can write a cash offer in my sleep and not miss a beat now...

Moral of this is to hang in there and I can guarantee you they will pass it on to everyone they know  (referral) I will stay with you for as long as it takes.  If they only knew how close they were to the opposite... Anyway until next time remember: "It's a great day to buy or sell a home."

9 offers!  Wow.  I'm glad it worked out finally for both you and the client.  I thought I was bad, I just wrote my 5th offer for one client.  I hope I don't catch up to you :)

James -you certainly did hang in there.  The goal is for us to be compensated but sometimes it comes down to just getting the job done and build a good relationship, compensation of referrals will be rewarding!  Congrats, finally!

Wow congrats to you for finally closing. We work much harder in this climate for a lot less money. But even on our small deals I have never seen soemone get paid so little.

Well, at least you finally got some "closure" with those buyers.  You can celebrate the end of them sucking the life out of you!  I had a similar situation last summer, and we got an offer accepted when I was literally at the deadline of when I was gonna cut them loose.  Phew!

You got me beat. I've only been a Realtor since May 2005, but I had a Client last year where we wrote seven offers, all on short sales or foreclosures.

I'm fortunate that I haven't been upside-down on anything yet, probably because prices are so much higher here than there in Arkansas. There is such a thing as "goodwill marketing," though, and I think you probably got some of that.

I appreciate all your comments but I don't think (although the money was nice) I would not do this again.  If the client can't find anything within a reasonable amount of time and number of showings I'm out of there... Have a great weekend and I'll see ya Monday..
