Here is Kansas City, we have a over built market of new homes.  One builder in Kansas City has over 200 new homes on the market. Now that's a lot of inventory and leverage!!

The incentives for new home builders has been amazing for home buyers.  There's a builder who was putting a new BMW in the garage of the new home buyer!  I've seen furniture, discounts, concession on amenities like upgrades to higher-end appliances, lighting fixtures, wood, tile, carpet or a combination of these at no additional cost.  But according to the Kansas City Star newspaper, the most popular incentive is the offer to pre-wire the new home for convenience and entertainment.

Home TheaterThis audio visual builtin incentive actually comes in three flavors; whole house audio, home automation and home theater.  Whole house includes wiring for a speaker or speakers in every room which provides music and intercom.  Home automation provides the ability to connect all systems in the house to a central computer that allows you to control all the electrical systems in the home; lights, temperature, kitchen appliances, etc...  Of course, we all know what the home theater is, surround sound, flat panel tv, seating and special lighting!!

So what do you think?  What appeals to you the most, or should I ask, what do you think would appeal to you and your spouse the most!!

It's interesting to hear about the incentives the builders in your area are offering. In our area the local builder is offering 6% to the selling agent, and offering upgrades and price negotiations to the buyers.  It seems that $$$$ talks.Plum

Linda, yes, Pulte is here is Kansas City and they offer incentives like this as well.  We need to be careful with this as we can put someone in a home that might not be right for them, just to sell a home!  But we wouldn't do that!

I don't think the brokerage fee really has anything to do with which home my clients would purchase.  They choose their homes based on their wants and needs.  The fee I earn is just icing on the cake for me.  Right now the 6% sounds appealing to me though as I'm thinking of buying an investment property, and that bonus sounds mighty appealing on that note. :-)

Linda, the brokerage fee SHOULDn't have anything to do with it.  However, some agents do look at that before they present a listing to the potential buyer.  I wonder what it would be like if bonuses and fees were not displayed in MLS.  Do you think agents would care?

David I think that with the amount of inventory on the market many agents do look at that number.  If a help u sell agent is offering 1%, they may not get quite as many showings as the other listings that are offering a higher fee.  I don't use that as my criteria, but when I pull up listings to show to my buyers, sometimes I cringe at what I see.  Ultimately they choose their home based on everything but that.  So for me, listing the # or not is a mute point.  However, I don't know that all others feel the same.

My wife and I are building a 3/2 with about 2,000 living square feet (Maronda Homes Georgetown floorplan) and we're looking forward to having it pre-wired for home theatre speakers and ethernet cable ran to the family room and all bedrooms for wired Internet access. Our home is too small to be concerned with an intercom system. Home automation might be nice, but not sure how important it would be.
