Here's a handy tip if you have some listings in your inventory right now !
Dont get caught answering a call from a potential buyer who has questions about your listing, and you not having the answer !
eg: Caller 1: "Yes Hi, I saw your listing on Appletree Lane online, but can you tell me the exact taxes and the Monthly Maintenance Fees ?"
Caller 2: "Hello, can you tell me the lot size of the listing at 666 Diablo Court ? ... and also what year was it was built ? oh and while you're at it, is it gas or oil heat ? ... and lastly, what high school do residents of that street go to ?"
Well, in my area, all the answers to these questions are listed on our MLS listings, BUT when you start to build an inventory of 5, 10 or 20+ listings, you may not always remember every listing detail for each of your listings !

Here's handy Listing tip #79 ...
> Print up the listing page for each of your listings and keep them in a folder in your car ! That way if someone catches you off guard while you are driving or out and about, you can pull over to the side of the road, and refer to your listing folder and give the caller the exact information, instead of 'winging it' from memory, and potentially giving them wrong information abour your listing !!
This happened to me just yesterday, when I was unloading groceries into my trunk from ShopRite, and I got a call with similar questions. I have a number of listings right now, and have shown dozens of others in these towns over the past week or two, so my mind drew a blank for the answers....
... luckily I had my handy dandy 'Listing Folder' in my car, and was able to promptly give the accurate answers on the spot !
... always better to be prepared - even those of you who have "Einstein Memories" can sometimes draw a blank too !!!
