Here's Yer Sign! No Really, Newer Agents Should Keep Sign Ordinances in Mind...

By

OK, so I'm not giving you your sign, but one thing agents new to the business (or those that are selling their home by owner) should keep in mind is Sign Ordinances for your City or Town.

If you work multiple counties as I do you need to make sure you keep up on what is and isn't allowed as they can vary greatly.  Some counties, cities, towns, etc. may or may not allow the use of directional signs or Open House signs.  Some may require you to obtain written permission to place your sign while others may not.

Not only do you need to check the city/county ordinances, you also need to check the specific neighborhood's requirements.  There are Home Owner Associations (HOAs) that will not allow you to place a sign in the yard, but you may be able to place one in the window.  Make sure you check the ordinances to avoid being fined or worse yet, getting your client fined

An example of the city ordinances can be found here:

If you aren't aware of your area's ordinances, check with your managing broker or your local board.

A while back our local news did a story on agents not following the rules and they had an impound lot FULL of yard signs.  A majority of the signs that I saw were custom $50 signs, not the cheap little arrows.  I wonder if they could bail their sign out or if they got fined since all their contat information was on the sign.

Well, OK!  DUH!  we have been dealing with this for years!  When are they ever gonna get a clue?

I really love the new agents who are gonna show us a better way to do it ... only to find out  it's not legal!

OMG!

I love the agents who put an entire trail of directional arrows to their listings!  These are priceless.  Especially when I have a listing in the same area!

Some jurisdictions require that the address of the open house be shown on the sign and/or require that the sign meet certain size restrictions.

This is so true --different HOAs and areas have different sign rules - and its best to know what they are before offending someone.

Excellent post here. Every city does have their own version as to how many signs can be placed, how large they can be, when they can be posted and so on.  In fact with so many cities being short on revenue, they may come after real estate agents who do not follow the law.

Good Advice- and also it varies in HOA's as well.  Some developments require specific signs of certain proportions-

We have one community in our market that confiscates "illegal" real estate signs and "sells" them back to their agent-owners for $25.00.  Agents learn real fast to check local ordinances regarding signs.

Morning all, Yes I think it's worth it to take a minute or two to make sure you're placing them as per the appropriate ordinance/regulation.  But hey, if you have unlimited income, I guess you can do whatever you want to do.  :)
