Bella Vista. Daytona Beach ShoresDoug Cook, the president of Cook Development, was lucky with his timing. They had units in all their 3 buildings in the Costa Bella Collection reserved, and converted into contracts, but when time came to close, and the market was well on its way down, there were about 20-25% of buyers wh chose to walk away from their 15% deposits (quite some money on $750K (some less, some more) units. Developer gave some incentives, reduced the prices and was able to navigate through these tumultous times.

I met Doug Cook twice, he is a very straightforward guy. he would actually tell you what he would accept, and it is literally "take it or leave it".

Cook Development brought the needed quality and respect for the beauty, so obviously lacking in the whole area before. Together with Devlin Group (Ocean Villas), Aimbling Group (Ocean Vistas), Cook Development brought the first real luxury to the area. I hope to see  them survive through the difficult times and when the market warms up, complete two more buildings in the Costa Bella Collection, and do their other massive project in Daytona Beach Shores.

Even though I say that Doug Cook is a straigthforward guy and easy to negotiate with, I would not recommend you to call or go to him directly if you might be interested in condo units in any of his buildings. Believe me, there is a very good chance that I would do it better.
