As you can see on the RTS report, Seattle 98105 is coming back strong and the trend is upward. This is an interesting and dense part of town with a lot of vintage old Seattle homes. Sales prices in this area are higher than most of the surrounding areas. It also includes the private neighborhood of Windermere, which is very exclusive. You’ll find a lot of iconic northwest owner names here that are very much a part of local history.

 

About half the homes here are 1.5 and 2 story and were built on average in the 1930’s. Most of them have basements and many of them have wonderful views of the Montlake Cut (flowing into Lake Union) and Lake Washington. Zip code 98105 includes the University of Washington campus (and District), University Village, and the Laurelhurst neighborhood.

 

You’ll see in the RTS below that the Windermere homes are huge, averaging 3990 square feet, with 4 bedrooms, 3 baths, most of them built around 1950. Also note the average lot size here is a little over twice that of other home in the zip code. There are 237 homes in Windermere. I removed the 18 homes on Lake Washington waterfront so we didn’t skew the stats... these homes have recent sales of $3.9 million to $7.8 million.

Hi Renee, These are some marvelous market stats and I love the way you presented it. I wish I could some of for the San Diego area. I don't use Excel so is there some other program to achieve this on a MAC?

I've always thought it was interesting that many of the nation's great universities are in older parts of town, some even in undesirable parts of town. Of course, when those universities were sited there, the areas were in outlying areas and small neighborhoods grew up around the universities for professors and students.
