Sonoran Property Inspections wanted to wish everyone a happy Thanksgiving and hope you all have a great Holiday season. I have a pretty boring topic to discuss, but never the less an important reminder for everyone.

Water Heater check ups:

We at Sonoran property Inspections LLC want to remind everyone to have your water heater serviced every couple of years to prevent complete failure. There are a few really simple things you can do to pro long the life of your unit. Home owners can do these things themselves or have a licensed plumber come out to do them.

1, Drain your tank . Check the manufacturers tag on the water heater and follow the recommended drain interval. This will keep sediment from building up and keep your units heating elements operating efficiently. 

2, Keep the temperature turned down as low as possible but yet still provide you with hot water. The energy you save can be considerable and this will also lengthen the life of the water heater.

3, Locate and tag the water shut off valve. This will come in handy if you have to shut off the water in an emergency. 

4, Periodically test the water shut off valve. Over time these valves can get stuck or frozen and the one time you need to shut it off, you can’t. The other problem that occurs is if you can get the valve to shut off, you will likely not be able to get it on. 

5, Install a timer on the water heater. This will save you a huge amount of energy and extend your units life considerably. 

6, Don’t use your water heater for a place to stack things on.  We did a home Inspection last week and we couldn’t even see the water heater due to everything piled on it. Not Good!

These simple steps can reduce the amount of stress associated with the home inspection and prevent any un-necessary inspection items.
