You must bring out the best features and showcase your home.  It's all about marketing your home to the very best.  I guarantee that when buyers and agents come to look they will be excited.  That is what you want in this economy.  Excited clients buy homes. 

So talk to your agent and be pro active in the selling of your home.  It is a huge investment, so don't take chances.  Do it right the first time.  Insist on staging or at the very least a staging consultation.  For a minimal amount you will benefit in the long run.  And yes it can be a tax write off, ask your CPA.

Naomi, A tax write off...really? I didn't know that. I do fully believe in the value of a staged home. Yes, its the little things that can help the buyer visualize it to become the home that they want, and staging it right, will give them a nudge in the right direction.
