Rental Housing Licenses

Baltimore County Code Enforcement  is requiring Baltimore County Rental Property Owners to install carbon monoxide detectors in the common areas outside of each sleeping area.

  • CO detectors must be installed in all rental properties, including those built prior to January 1, 2008

All new and Re-Inspected Rental Properties will be required to have those installed to pass the Baltimore County Rental Inspections by a Maryland Licensed Home Inspector.  Baltimore Code Enforcement will give those property owners that have already had their units inspected time to get those devices installed.

Protect your family, install carbon monoxide alarms. These devices literally save lives.

They sound an alarm before the average adult normally would experience symptoms of CO poisoning.

Detectors are relatively inexpensive and can be purchased at most hardware stores or supply stores. They are easy to install if following the manufacturer’s guidelines. Fire officials recommend you place the alarms high on the walls of the house, if carbon monoxide is present, it will be fairly well-mixed with the existing air in a house.  Install alarm in the hallway outside of all sleeping area and in rooms with fireplaces and fuel-burning appliances.

Test your alarm monthly by pushing the test button. If your alarm goes off, never ignore it. Do the following.

The state of Maryland and Baltimore County have taken steps to place carbon monoxide detectors in many residences.

Information about these laws and regulations is available online.

Nikki, you live in an unusual area that actually requries any inspection of rental properties---I think it is coming to WA State----and for sure Carbon Monoxide alarm/detectors should be installed wherever combustion appliances exist.  (haven't seen you areound here much lately?)

Come to think of it... inspections for rentals is actually a great idea.  One never knows who lived in the property before or what they may have done in the home, the condition, etc

Hey Charles!

Yeah I have been so busy... which is a good thing. I am trying to work out a designated time slot to where I do nothing but communicate w/ my fellow Inspectors out there and to read up on different things with in our industry.

Baltimore County currently is the only county with in Maryland that requires rental property owners to have their units inspect by a licensed inspector.

The program has become a huge success and I am sure it will spread through out our state. Our city of Baltimore really needs the program.  This program also frees up time for Code Enforcement to work harder in making sure Housing Codes are followed by everyone with in the County.

I hope WA State adopts the program. If anything it is a great way to make sure that at least some residence are living in a safe. environment!!!

I plan on catching up on some of your blogs here soon... I miss reading them!

Thanks for keeping in contact... later gator!  :)
