Know your neighbors

For years I have been advising my buyers to knock on the doors neighboring the home they wish to make an offer on. I don't think that any of them have taken me up on it, as far as I know. 

I was reading an interesting article in Zillow about the most liked and disliked 'neighbors'. The voting was telling. 

Most desirable was the Obama's with 14% of the vote, followed by Ellen Degeneres and Portia DeRossi with 12%, Sarah Palin with 12%, Taylor Swift with 9%, Oprah with 7%, Tom Brady and Gisele Bundchen with 3%, Tiger Woods with 3% and Robert Pattinson with 1%. 

The least desirable on the list was Nadya Suleman with 17%, Jon and Kate Gosselin with 16%, Sara Palin with 11%, Richard and Mayumi Heene (Balloon boy parents) with 11%, Kanye West with 8%, Heidi Montag and Spencer Pratt with 8%, Britney Spears with 7%, and Tiger Woods at 4%. 

Apparently people have very mixed feelings about Sarah Palin and Tiger Woods, both getting high votes on each list. 
And what is up with such dislike for parents of multiples? Is it the large families or their parents? Or both?
So I would like to use this article to get buyers to knock before buying. The house may be the greatest one ever, but if it is next 
to a Charles Manson type, are you still interested? Buyer beware!!!

Hello Jerri, I had clients once that did that very thing. We moved on twice. I now tell my clients not to be afraid to knock on their neighbors doors and talk to them.

It's always enlightening to talk to people as they walk by when you're showing a home.  Always be neighborly!

I agree. I just had an incident where a buyer was driving by a house and turned around in the neighbor's driveway.  The lady came out of the house and came unglued on them for turning around in her drive.  This sealed their decision on not buying that house. Didn't want to live next to this type of behavior.

In Colorado, we're not allowed to discuss "stigmatized" properties, but we can suggest our customers to talk to the neighbors to find out about the neighborhood.  Most likely, the "drama" that occurred on the property will be revealed.  But, yes, the question is whether they will act on your suggestion!!

You can lead them to water but can you make them drink?

Buyers need to check it all.

I myself made this very mistake years ago and spent four years in h--- with a family who partied and fought and the sheriff was up every week. I thought I would never get out of there. I share this story with every buyer, but...

Now I check every time, and advise over and over.

I would never discuss who lives there, just advise they knock and see who is there and if it is a good fit. I think that the neighbors are just as important as the house. I myself do not usually know who lives next to a listed home, and it is not up to me to decide for anyone who they can live next door to. 

I don't think it is a matter of whether it is a protected class, but rather if they are kind or mean. Like Jody's couple turning around in a driveway and facing rude neighbors. That is more why I advise. Or an elderly couple moving next to Octo-mom, would they be happy? It is more for that reason. Buyers need to happy with more than just the home. It is an investment they can't pick up an move from quickly, and they shouldn't have to.

You're right on.  More buyers should consider knocking on the doors of their potential new neighbors.  We've had it happen several times and have enjoyed getting to know our new neighbors as they moved in.
