Milton, WA February 2010 monthly home sales stats  

In Milton there were only three homes that sold in February. Ouch! That's only 1 home every 9 days. In all of Milton!   Here are the averages- The average square footage was 2035. The average $ per square foot was $113.15.

The average days on market was 65. The shortest sale was 18 days; the longest was 115 days. 

The average original list price was $241,467.

The average list price at contract was $223,133.

The average sold price was $213,667.

The average sale price to list price percentage was 95.76%. The lowest sales price was $161,000 and the highest sales price was $255,000. The homes ranged in age from being built in 1969 to being built in 1999.     There are still 26 homes for sale (on the MLS) in Milton. That means based on the number sold, there was an absorption rate of 11.5%. Anything under 45% is a buyer's market.  If no other homes are offered for sale, it would take more than eight months for all the homes to be sold. Double last month due to the slow sales.

Wow, I wish we had 65 to 115 days on the market!  Many areas in our county and surrounding counties are easily on the market for 6 months or more.  :-/  I find absorbtion rates fascinating.  How pitiful is that???  LOL  They tell so much.
