BULVERDE SPRING BRANCH TEXAS RESIDENTIAL MARKET REPORT

FEBRUARY 2010

The Bulverde Spring Branch Market is loaded with listings to choose from and has several pending, but the solds for the month of February 2010 were not much to write home about.  The following information was taken from the Central Texas MLS.  These are for residential properties only including manufactured homes and site built homes.

Active Listings

There are 102 active listings on the market ranging in price from $32,000. to $1,295,000.

Average Listing Price is $397,358. and Median Listing Price is $375,000.

Average Price Per Square Foot is $132.12 and Average DOM is 145 Days

Pending Listings

There are 23 pending listings on the market ranging in price from $39,000. to $1,395,000.

Average Listing Price is $300,901. and Median Listing Price is $290,229.

Average Price Per Square Foot is $107.14 and Average DOM is 244 Days

There is an obvious disparity between the listing prices and the prices of the homes that are going under contract.  What this means is that it is important in a buyer's market such as this to price aggressively!  If you do not have to sell, it is probably better to wait for a time when there is less competition.

SOLD Listings

There were 2 sold listings in February 2010 ranging in list price from $47,000. to $199,000.

Average Listing Price was $123,000. and Average Sold Price was $121,705.

Average Price Per Square Foot was $54.13 and Average DOM was 63 Days.

The List Price to Sales Price Ratio was 97%, which is very normal for this market area.

The Take Away...
