When doing a Short Sale and in the San Francisco Bay area, you need to look for the right Realtor, but wait, how do you know who is the right Realtor?

 

Interview, be picky! The fact that you are letting go of your property in a Short Sale doesn't mean you are asking for favors here ok? You are hiring and you should hire the best, period. If you get the sense that the Realtor thinks that he is doing you a favor, please show him or her the way out!!! A Short Sale is no different than a Regular sale, except that they take longer, they are frustrating, they require skill and more patience, and yes there is no guaranty that the Realtor will ever get paid... well maybe I lied they are not the same, and they are not easy! But I have come to respect them and in a weird way to like them, because a Short Sale is a good way out for many people out there!

 

 

Ask the Realtor how many Short Sales has he or she done in the last 24 months, you want specific numbers! i am telling you, Realtors know how many properties we have closed!!!

if we tell you that we are not sure, we are not telling you the truth. Ask for the phone numbers of these Short Sale clients, and call for a refferal, as simple as that.

How many Short Sales should a good Realtor selling your property as a Short Sale should have under his or her belt? at least a dozen in the last 2 years! yes, 12 Short Sales in the last 2 years, at least!!!

We have had our good share of Short Sale activity within the last 3 years, and if you want to hire me as your Realtor, I would tell you how many I properties I have listed as Short Sales and yes you can call my clients. It is important that you know what I have done.

 

 

Should you hire someone that is going to hire a company to do this for them? why? why not hire the company directly? We are seeing this trend now. Someone needs a Short Sale done for his property and the Realtor takes the listing only to pocket the commission, but he is sending the Short Sale to a third party, why don't send you to the third party in the first place? that's right the commission!!!

 

 

Our offices are in Pleasanton, CA but we have done Short Sales as far as Santa Rosa and Sacramento, some areas have been hit harder than others with values dropping in some cases as low as 60%. Here in Pleasanton and the Tri Valley area we also have seen our good share of Short Sales, no area has been immune to this mess!

 

 

These are not easy times, but once again the fact that you are letting your house go into a Short Sale doesn't meant you are asking the Realtor for a hand out, please keep this in mind and be proactive when hiring the person who is going to work with you during the Short Sale of your home.
