Did you know that you can create a single property website and show it to the seller or use it in a listing presentation before you buy it? Not only are you able to test the product for free, if the seller likes it or you win the listing then it’s a no brainer to make it live. In some cases, the seller will even pay for it.

Impressing the seller with property websites

Sellers want to know that as a real estate agent, you’re doing everything it takes to sell their home. Property websites not only display their home beautifully in a single location dedicated to the property, they come with all the necessary online marketing tools to attract potential buyers. If you’ve got a very picky seller, save your valuable time and money and show him this: www.thecitadelseattle.com, just forget to mention it took you 5 minutes to make.

Win the Listing with property websites

Use one of your old or current listings and build a property website with the information. It won’t be live unless you make it so don’t worry about it showing up on trulia or zillow. Use it in your next listing presentation and explain to the seller that this (www.cascadeviewestate.com) is what you’re going to use to target potential buyers with online. Property websites are not only syndicated to the top real estate search sites, they show up on the mls, come with craigslist flyers, use lead generators, shared with email flyers and facebook/twitter and most importantly educates buyers faster and gets them in the door quicker.

Very good advice. It is always wonderful to get different advice from a variety of great Realtors that share the selling techniques to other Realtors.

Owen, I envy you knowing all of this technology and how streamlined it can be.  It is harder for us old timers to stay on top of this technology as the learning curve is getting greater.  Those of you that grow up in the business with these advancements will definitely have an advantage.  Great post, and I will defintely book mark this.

Don, I have been using the property websites since January this year and no one else is utilitizing this technology in my area.  My sellers were very impressed and told everyone they had their own website for their house!  I have utilized the dedicated websites, and text technology in listing presentations and it speaks volumes.  Sellers want to have confidence in an agent's ability to market and sell their home!

Great idea. Our clients are catching on to the idea that most buyers and sellers are growing more tech savvy.
