10 Tips To Sell Your Home

These tips could be the difference between selling your home quickly at the price you want or a house that lingers on the market forever and sells well below expected value.

1.) I can't harp on this enough, price the house correctly from the beginning.  There is no such thing as lets try it at this and then we'll do what you, the professional, suggest.  People know what things should cost, and will quickly move past overpriced homes.  Get it right the first time because you will win in the end. 

2.) Nasty pet odors, smelly shoes, and so on do not add to overall house appeal.   It's common sense that your house should smell good.  That means clean litter box, and laundry that is put away and clean.  You have 24 hour notice before most showings.  This is enough time to get a house ready for a showing. 

3.) Curb appeal is very important.  I suggest moving kids toys, trash cans, and any other negative eye catching objects out of the front of the house.  Buyer's should pull up and say "WOW."  Don't forget about your landscaping as well.  It doesn't take a lot of money to do something that is at least acceptable. 

4.) Take down overly personalized photos and any specific taste items.  For example, most buyers probably aren't interested in your collection of stuffed animals that you killed.  Take down the deer head and the bear skin. 

5.) Paint is cheap and easy.  If you have dirty walls, wash them down and if necessary paint them.  Don't forget the neutral colors. 

6.) De-clutter - If you're a borderline hoarder box it up and put it away.  People want to see space not your ridiculous collection of beanie babies. 

7.) Allow all showings - I know this is against some of what I stated in number 2 above, but out of town buyers might rule out your house before seeing it if you can't accommodate them.

8.) Set the lights to highlight the best spaces in your house.  Brighter areas tend to seem larger and can draw attention away from less desirable parts of your house.

9.) Orient your furniture (staging) into configurations to help your sale.  Perhaps these configurations aren't the most comfortable, but they will highlight fireplaces, doors to the outside, and so on.

10.) Work with all offers.  Everyone knows that prices have dropped and less buyers are in the market.  If you get something that is less than desirable see if you can make it something that will work.
