A time machine would be useful!You would think that this would be an anomaly, but with the June 30th deadline approaching more and more buyers that were not under contract by April 30th are getting the feeling that they are missing out on something.

After all, $8,000 is a lot of money to lose, and it may not seem fair that some buyers that are closing this month will get the credit and others will not. There is always that nagging and burning desire to try to figure out if there is a way to find a loophole.

And as much as we would like to help, the law is the law and we are bound by it. The Georgia Buyer’s Brokerage Agreement categorically declares that we will obey all laws.

If I had a time machine, we could go back and write the contract sooner. But since we don’t, we just have to reconcile the fact that there is no tax credit available, and there is no way around that.

There are however, some great values out there and it’s still a great time to buy a house, tax credit or not! And there may be just a little less competition for that perfect bargain that you have been seeking!

Note: In most cases, active duty military personnel have an additional year to obtain the tax credit. Consult a tax professional or CPA to see if you qualify.

Ernie, there will always be creative ways to make things happen.  Just like when I first got in the business and the rates were 13%.  We play with the cards that are dealt us and hope we get a full house (punn intended).  Between seller assist and lender assist and going FHA is the most creative way now that I see things happening in our County and I am sure it is similar since you are our neighbors.
