Lakeview Estates Homes Vancouver WA | Home Sales Report for Mid-Year 2010
The homes for sale in Lakeview Estates - a popular mid-to-upper level neighborhood in the northwest part of Vancouver Washington and overlooking Vancouver Lake, have also experienced the slow down that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the current level of activity see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:
In 2006 12 homes were sold, dropping in 2007 to 5 homes sold
In 2008 and 2009 only 7 homes each year were sold
The Median Sold Price spiked in 2007, moderated in 2008 and 2009, then has fallen for 2010
The Cumulative Days on the market increased in 2010
With 6 months and only 3 closed sales so far, Lakeview Estates has not been as active as other similarly sized neighborhoods. The standard deviation from such a small sample size will of course be large however, it is our opinion that 2010 will finish up at about the same level.
The table below shows the three homes that have sold so far in 2010 for Lakeview Estates. (note: the old Farm House enclosed within Lakeview Estates was sold outside of the MLS system and not noted here).
