Going it alone and listing your home as for sale by owner can be exciting at first, but there is a turning point where the prospect of losing money makes it necessary to bring in help. FSBO's are like neglected, even abused kids. Nothing done right, mostly nothing done at all to market the place, get it priced correctly and start the process involving appraisals, banks, buyers from out of town that get a neat little property splash from you the agent working full time and wearing the "R" the hardest networking letter in the alphabet.

You say after three months or so the property is no longer fresh with the buying public. That assumes many folks even know about the property. With just a little ad, orange and black sign, it is the best kept secret, kept under wraps. No spotlight.
