I still get that question from time to time when on listing appointments.  Usually from older homeowners.

I keep a copy of the newspaper's classified ads in my briefcase for just such an occasion.  It's my back up material for my four word answer:

"None.  And here's why."

Philadelphia is a large city.  As a metropolitan statistical area, it is the country's fifth largest with a population of 5,968,252 (2009).  That's a lot of people.

The major daily newspaper here is the Philadelphia Inquirer.  It is the 11th largest circulation newspaper in the country

So let's look at the real estate advertising section for today, Wednesday August 4, 2010.  Look to your left.  Right under the Adult Chat Line section.

You see the three column inches dedicated to the Equal Housing Opportunity?  Look right under that.  Missed it?  Look again.

One real estate for sale ad in the paper.  Two lines.  Oh, my.

Yes, I do understand that a Wednesday is not the real estate advertising power day.  And there are more real estate rental ads in the next column.  But those truisms do not take away from fact that newspaper real estate advertising for residential resales is dead.  Stick a fork in it.  And it's not coming back.

  • I can more effectively market homes on the Internet, and have it be seen by a much wider audience.  My Internet advertising is focused and robust.  It includes multiple Hi-Def photographs and videos.  It has community and school links.  You can see an interactive overhead map of the home and the area.

Still want me to advertise your home in the newspaper?

For those of us who watch HGTV shows on television, we often see house hunters looking in the newspaper and circling ads with a highlighter that they want to show their agent.

C'mon -- is that for real?  Or does it just look good on TV?  You'd be hard pressed to do that around here!

I've been wrong before, so please chime in.

Is newspaper advertising a good way to market listings in your area, and can house hunters find a good selection of homes in your area by searching through the classified ads?

Richard, I have advertised in the newspaper in the past with no results and that is why I do not do it anymore. The percentage of buyers looking to purchase today are online looking for homes, it's cost effective, convenient, with color photos and it works!

We used to say that newspaper advertising is to satisfy the seller, not attract buyers. Perhaps in an area of mature sellers you could use the ads to attract them as seller clients.  Otherwise, my answer is the same as yours. None.

Every region is different.  However what is very telling in our area is that just a few years ago the Newspaper which comes out once a week had a full page ad on real estate every week. Then it was 3 quarters and now it is around .25 of a page with non real estate photos woven in.  I think that is very telling.  We do an ad every week just to keep our presence known but we have cut it back. We do get responses but not anything like the Internet.  Our marketing is 99% Internet as a second home luxury market my buyers start on line 200 miles away, but they also love the local paper so we must stay in every nook and cranie.

Richard, I've wondered the same thing about those HGTV shows with buyers looking at print ads, who does that?!?! 

 I don't advertise in newspapers at all, that's not where the audience is.  I was a first time buyer back in the early 2000's and not once did I ever look at ANY print advertising to find homes....it's all about online

Bob - Thank you!  We do quite a few things to satisfy the seller -- but how satisfying is it if it gets no results?

Mary - Not only are our classifieds shrinking -- the whole paper is.  It was just bought out of bankruptcy . . .  A sad state for a truly wonderful newspaper.

I think telling the seller we will advertise in the paper as long as they pay would be perfect......but I don't.  Instead I tell them I quit the paper two years ago and most of my leads come from the internet.

Richard, The smart money is on cold beer this  time of year not newpaper advertising. The cold beer relaxes the seller and gets real estate off their mind completely, at least for a few minutes. This is the desired result. Correct me if I'm wrong.
