Times are tough, and they will probably get worse long before they get better.  That's not being negative, it's just realistic.  We have a long journey ahead, and the agents who work in this industry must prepare for this voyage.  How does one prepare?  We continue to prospect, and if you don't, you need to start now.  Prospecting must be carried out on a daily basis.  If you previously devoted one or two days per week to prospecting, the time has come to beef it up.  It's an everyday task now.

Although prospecting comes in many varieties, and it can't compete with Heinz 57, but we do have a lot from which to choose.  The most widely used are:  door knocking, cold calling, FSBO and Expired listings, social media marketing, farming by supporting events in a community, referral based business, providing workshops and my favorites blogging, direct mail marketing and open house events.  Each of these options is valuable and has been tested over time.  They all work!! 

Your first task is to select which one or two or three will work best for you.  Each of the listed tasks requires a different personality to perform each one appropriately.  Not everyone has the disposition and personality to door knock or cold call.  Be prepared for rejection.  Direct mail is expensive when done consistently, and some of the other options are very time consuming. 

Pick your poison and take a healthy dose every day.  This poison will save your business and your income.  Prospecting is the only solution to surviving this real estate disaster.  Don't take it lightly.  It's a matter of life or death to a real estate career.

Pippa.....it's just so important to prospect today.....the phone will NOT ring on its own today.....

Margaret.....there are so many different methods used for prospecting, it's almost impossible not to be able to decide on at least two of them.....I would never do cold calling or knocking on doors....even in my much younger years.....that was not my style....I've always done direct mail....over 3 decades of it and it's always worked for me.....open houses work well and now there's blogging.....every day is a busy day with my marketing.

Chris.....I would love to see those stats....love it.....and I do think there are many who "farm" areas and knock on doors....face to face contact and handouts.....again, not my thing, for sure.....

Bob....I think the worse the economic environment becomes, the longer the test period has to be.....at least 6 months is more reasonable today....

Barbara - I was trained in the mortgage business by an amazing loan officer.  One of the first rules of success (he is extremely successful) is that you are always prospecting 24/7.  This doesn't mean that I hound everyone I see but rather I am always open to an opportunity when it presents itself and Inever let my guard down.  When you have checked out of work is the most likely time you will find prospects.  You're relaxed, happy and comfortable.  Who doesn't want to do business with someone like that?

I remember it well as it still resonates in my head (although the method of marketing no longer applies to me) Telemarketing is our life blood and 5pm-9pm is prime time because successful people seldom rest. Congrats on your feature!

Michael....of all of the recipients to recieve postcards, cold calls, etc., real estate agents should be paying attention to what others do, in order to improve their methods....OR MAYBE THOSE ANGRY AGENTS HAVE NO METHODS!!!!!
