Every successful South Lake Tahoe Short Sale starts with an effective Short Sale Package

We are representing a buyer on a South Lake Tahoe, CA short sale, we thought it would be of interest to show how that process starts.

In our offer, we made it a contract stipulation that Short Sale Advantage, a 3rd party short sale specialist, be used to negotiate the transaction with the lender. We have used them before with complete success. Negotiating short sales is all they do.

Because we are experienced with how Short Sale Advantage handles a short sale with a lender, we know from the get-go what will be required in the short sale package (see discussion on a short sale package in our 8-part primer on short sales here).

The last time we used Short Sale Advantage, the transaction took only 6 weeks.

As you likely know, the short sale package is crucial to the success of any short sale. Included in it is a document prepared by the buyer’s agent (in this case us) that is tantamount to an evaluation of the property. This document is sent to the lender by Short Sale Advantage, and it perhaps more than anything else presents the persuasive argument as to why the lender should accept the buyers offer.

In the case with this transaction, we thought it would be helpful to provide the listing agent with an explanation of our assumptions and positions as to why the lender should seriously consider accepting our buyers offer.
