We see quite a difference from one neighborhood to the other as to how much prices have eroded. Values have held a little more in areas like Ft Thomas, KY but the rapid escalation of the prices of those homes has stopped. I remember thinking a few years ago "when is this going to end?". Homes were getting so expensive it was hard to see how anyone would be able to afford them.

      INTEREST RATES ARE AT AN ALL TIME LOW and it is not going to last forever. You can buy so much more house these days with the same dollars. You have to consider that this is not only a monthly savings, but think about that savings for the next 360 months on a 30 year mortgage! These days will not last forever. When we see the economy recover, we may NEVER see a return to these kind of rates.

     YOUR HOME IS AN INVESTMENT. You'll hear people say it is not the investment it used to be. When you own your home it is still an investment. We are not seeing the escalation in values we did a few years ago, but we are seeing more of what our parents saw when they bought a home. A place to call their own; raise a family. A place called home.

When you pay $500/month rent, in five years you will have spent $30,000 on rent and have nothing concrete to show for it. If you pay $30,000 on a mortgage a chunk of that goes to interest initially, but you have all the benefits of home ownership - from enjoying your property to tax deduction.  When you make those payments month after month, you OWN your home. Now that is an investment.
