My Open House Today - Deep Thoughts by Adam Brett

As I sit in my open house with Verizon Laptop Connect powering my blog - I think is it going to be a good day, and is there a potential lead I let go.

Well - they day will bring what it may, my goal is to capitalize on every person stepping through the door.  

So, I opened the door at 11:00AM and it is now 2:30.  I have had 23 people so far, and 18 of them are neighbors.  I don't look at these people as a waste of time, but a great chance for them to interview me.  They see my presentation and presence.  I have a multitude of signs out, boards in the house displaying market information and trends, mortgage rates, bank repos, default notices and shorts sales in the area.  

We talk about the market, what is happening on the street (I have 3 listings within 10 homes on the block), and what I think the future will bring.  I know these people will not be buying this home, but they might have a friend who needs a Realtor, they might be thinking of selling, or just might want to talk.  Any of these is fine with me.

The 5 people not from the neighborhood have been a mixed bag.  1 of them was in quickly - liked the home and ran out telling me he would bring his wife back.  2 of them were looking for a SFR under $300,000 - which does not exist in this city.  The other 2 were just browsing - from Georgia and will be moving in a year or so.

Is it a good day?  I have not taken any concrete leads, but I have made a showing in the neighborhood.  I am hard working and doing more than most Realtors.  

I consider this productive although I might not have sold the home I have open or made appointments for later in the week.  

Just my thought for the day.

Adam, you have made your presence in the community and by being available, communicative and optimistic you will make business contacts.  Using an Open for that type of publicity makes for a good use of time. Many buyers- sellers are interviewing as you mentioned. They dont want the "salesman" attack- they want to see what you offer as far as knowledge, insight and professionalism. Good for you in making the best if it !

Good job!  I salute you.  You are a credit to our industry.  I wish more agents were like you; obviously hard-working and willing to do what it takes to be successful.  I like the laptop at the Open--very classy!  Do you keep a window open for your website so you can sign people directly into either your database or your website for Buyers or Sellers so they get a drip e-mail campaign?  That's a good idea I heard from another agent. 

I held 3 houses Open this weekend, did pre-marketing, everything and had 2 people through.  What I wouldn't give for 23 people.  How did you do it?

I like your post. I too am sitting in an open house, helping out a Realtor. She has 3 homes listed walking distance from each other. Traffic is light you, but the key is optimising your community exposure. I am a Countrywide Loan Agent and she obviously can't be in all 3 houses. We have 2 of 3 open and next week my wife will help with the 3rd. We are all part of the same community. Keep up the great work.

You indeed had a good day.  I sat in an open house today and no one came in.  I utilized my laptop to make some calls during this time but would have loved to see at least one person come through.  Keep sowing those seeds of success!

Adam, you are so right, that's the way I feel when I do open houses. Alot of agents complain that the neighbors always come through, but that is just more people to meet and hand your business card out to. Even though you didn't get any offers or leads, how many people would you have met and gave your card and brochures to if you had sat home.

The day is done and I had 40 people through and 2 great leads.  I also was told by a neighbor I was the hardest working Realtor her has seen.  It was an excellent day.

The whole purpose of doing the Open Houses is to get contacts for your database. I hope you got all of their names and mailing addresses? Whenever I hold a house open I have a sign in sheet on the kitchen counter and I ask each person coming through the door "The Owner has requested for security purposes that each person viewing their home today leaves their name, phone number and mailing address". That's how I get 'em...then just follow up with 'em till they either Buy or Die. :-)

Adam, don't dismiss those folks from Georgia. This past month I closed on a house where I met the Buyers at an Open House 5 years ago that were on their honeymoon and lived in Chicago. You just never know...but I kept in contact and now I can count them as one of my new past clients.

Sounds like you made some excellent contacts today and I'm sure that with all this hard work, there will be a bountiful reward.

Adam,

First, I love your name!  My two sons are Adam and Brett!!!  I like you idea of  having boards posted with information on a variety of topics that are informative to the customers coming in.  (I assume you have these on easels set up in the open house.)  I will give this concept a try.  They definately will create "talking points" when customers arrive.
