A picture is worth a thousand words...

We have all heard that saying many many times in our lives and it is so true.  So... when you list your house with that TOP agent you expect him/her to take as many pictures as possible and to arrange them in the MLS for the world to see, right ?

So why is it that when I look at the new listings I see this:

If you have recently listed your house for sale and you search in the MLS and see no photos of your house... you need a new agent !!

Oh my goodness, what a hoot! At least our board has a rule that a photo must be posted within 24 hours of listing a property.

Thomas: Some brokers won't take the pictures until the property is actually listed. I take all my own photos and wouldn't have a listing on the MLS without a full range of photos.

Great point, Thomas. I use a similar line in my listing presentation to expireds - I show them the photos (if any) that their former (expired) agent used, and then I show them the ones I will use (which I have taken as I  previewed the property before the presentation. Pictures really are worth 1000 words.
