Hey Bill, thanks for stopping from your lips to the buyer's ears!

Rick, it is a great location convenient to so much, and a very strong home that has been well maintained by the owner for many years

Lenn it is a great opportunity. The hardwood was in the house when they bought it 50 years ago and the wife wanted carpets, so no one ever walked on the floors, wood that is. When I asked the owner to show me the floors, as wood is definitely strong right no, this is what we found. Took away the carpets and just dusted the floors, and attended to the nails from the tack strips.

Dagny, from your lips to the new owners ears, I've got my lucky charms working, I hope.

Ed.  Hardwood is definately a wonderful selling feature.  I've never had anyone ask for "carpet".  However, I've had lots of folks ask for hardwood.

I invested a bloody $42,000 in hardwood flooring on the main level of my home when I bought 4.5 years ago.  Ouch.  But, I love it.
