We happen to be at a neighbor's house over the holiday relaxing on their deck. Another neighbor from our condo unit (in Ocean City, MD) just happened to have sold their home and were moving into a home in need of rehabbing, however the home is at the beach and they were excited about the additional space that this home would have compared to their current condo.

As the discussion continued, the topic was buying and selling a home (all of our neighbors knew that we are Realtors(R) and how imppressionable sellers are about their agent's reputation AND knowledge about the porcess. In this case, the home sold rather quickly therefore, this agent (whom we know very well and has a strong marketing presence) was a hero.

 

It struck me how many nice things can be said about a professional when things go right and how many people are told when things go wrong.

 We happened to be talking to a relative that was also selling his home in NJ and his comments were very favorable about his agent; not that the home was sold in record time, but more that the agent continously kept the seller informed as to what was going on with the listing by way of written updates...the seller was complimentary and told us so!

 Obviously, bith agents will more than likely get referrals from these sellers because they understood the imprtance of good communication. I know that we knew this, it was interesting to hear it unsolicited.

I email my sellers every week or two, updating them on the current market conditions and their 'competition'. I set them up on a prospecting notification when I list so they can keep up with the new listings, contingent or sold in their price range. It makes it easier to say I think we need to lower the price.
