It seems around the holidays everyone hunkers down and has the idea to wait until the new year to buy or sell. Let me tell you, this is a horrible idea! So you ask, "Why should I buy now?" Here are a few reasons:
1. How about an extra 20% off your taxes? If the home you are purchasing is going to be your main residence, you are capable of claiming a homestead exemption. In order to claim this exemption on your taxes, you must be living in your new home January 1. Otherwise, you will see a 20% increase in the taxes recorded on the tax records if the present homeowner is claiming homestead.
2. January is a HUGE listing month.. probably the busiest month (as far as listings) all year. If you're buying, you may think it's a good idea to wait; however, if you're selling.. I'm going to go ahead and assume you would rather sell when there's less competition as oppose to more. And again, as far as buying.. yes, you may have more inventory to choose from, however the sellers are probably going to be a little more negotiable in December than January. The new listings are brand new on the market and won't be willing to budge off their price, and the old listings will want to sell before the January competition in December.
3. And finally, homes that are staged sell faster and for more money. This is a fact! BUT, homes that are staged AND decorated for the holidays, warm the soul and create an instant home-like feel. Think about it.. if you're trying to buy a home and you walk into one beautifully decorated for the holidays with the smell of fresh-baked cookies along with ripe pine in the air, don't you see this creating an instant warm and fuzzy feeling all over? This is the feeling you want to create when prospective buyers walk in the door!
So I ask you, what better present for the holidays could you buy than a brand new home for you and your family! =)
