Calming influence

I have been a Realtor with the same company for 7 years.  The best transactions to me have been the smooth ones. That doesn't mean everything went great, it means that when there was a bump in the road the Realtors worked together to get a solution to the problem that was acceptable to all parties.  I was involved with a deal that had some bumps ok quite a few deals but let's talk about this one.  I am a firm believer that a Realtor can choose how to handle the bump. 1. They can lose their mind and try to prove what a great Realtor they are by yelling and threatening or demanding the other Realtor to get their way. or 2. They can take the high road and be the CALMING INFLUENCE and take care of the bump in a fair way to all parties. I received a call from a top Realtor who persisted to have a high volume in their voice. I just happened to have a client in the car with me. I in a low voice explianed to he Realtor that I could speak with him in an hour and 17 minutes. That would give him a chance to calm down and I wouldn't be with my client and I could focus on his problem.  When I called him back in the hour and 17 minutes the first thing I said was lets be the calming influence in the deal and find  workable solution to his problem. It just happened to be a fairly easy problem that was getting blown way out of proportion.  Because he was having some issues on other deals at the same time.  He has always remembered that deal. We have become friends and he has used the same calming influence in a number of deals. The little problem could have grown into  deal killer if I would have tried to go head to head and was going to show this top Realtor how great a Realtor I was. I always like to be the calming influence as raising my voice or threatening to kill a deal has never helped me get referrals or retain clients. Realtors like to work with other Realtors who work to get the deal done.  70% of my business is referral driven. I believe it comes from being the Calming Influence.

Tricia you may have a point there about the horses. It took me a couple of years to realize that horses react to you. They look to you for guidence and direction. I will remember that.

CALMING INFLUENCE yes that is what we need to be. I think it is important for agents to remember it is our job not our transaction. We are there to bring people together and make the deal. Good blog.

I agree 100%!!! Some agents feel in control when they bully. I always try and calm them down and find that we can work together much better when that happens...like a time out with a child. Working together achieves solutions.

I couldn't agree more.  I feel I should be the objective third party in the transaction who takes the emotion out.  I find the best thing to do is listen.  Then introduce the calming voice. 

Have to agree on the horse part too...owned a few in my day and they don't miss a trick!!

well put-so many agents think that they're proving worth by being difficult-and in effect, getting in the way of the deal which is what the buyer and the seller both want.  good reminder!

Very well said.  You don't get anywhere with anyone by yelling and carrying on.  Then you lose focus.  A big part of our job is problem-solving; that is what we do day in and day out and when we do this successfully, we naturally become successful!

We are definitely looked to to be the calming influence in the transactions.  Emotions already run so high for the both the buyer and seller, we don't need to deal with each other in that manner. 

You obviously had a VERY calming influence on the other REALTOR, since he's now using your techniques in other transactions.  Good for you for showing him the way!
