I am glad they missed First time home buyer Tax Credit....

It seems like a long year house hunting for my buyers in the Loudoun County, Virginia area. After loosing to multiple offers (especially to the cash offers), missing out on the $8000 first time home buyer tax credit, frustrated they were so desperate at one point they were willing to place an offer on a home that was above their price range and thought they can pull it together. I insist on them not to rush and take an impulsive decision rather than sleep on their decision, speak to their lender again, reanalyze their budget and call me a day later. They decided not to submit an offer. Other time they wanted to submit an offer on fixture upper which will require them a take either 203K loan or dip into their savings.

Final my clients patience for house hunting paid off. We ratified on a perfect home without fighting over the multiple bids and got the price they will be more than comfortable paying mortgage and still have a life to live.

They did not regret missing out on the tax credit since the saving on this home will be more than it would have cost them to buy the home during the crazy tax credit period.

They won't ring the new year in the new home but they will have a lot to celebrate once they move into their new home in January.

Good for you for giving your clients the correct advise. And you're right, they probably saved more money waiting then buying in a hurry to get the tax credit.

I agree good for them.  The tax credit created a frenzied environment.  You gave them good advice.
