Are You Selling Your Home This Holiday Season?

Are you selling your home this holiday season?  There is unusually heavy buyer activity in the Phoenix market during December this year.  We have showings at several of our listings today, which happens to be Christmas Eve.  Serious buyers are anxious to identify a property and make an offer, regardless of time of year.

When we discuss selling homes, we frequently hear the words "go with neutral colors when selling your home."  As a Certified Home Marketing Specialist, I have been trained regarding what colors to use in which rooms, colors to use for drawing attention to certain areas and those to use to detract from areas, but most of us do not know exactly why.

Many of us are familiar with personality profiles, which Human Resources Departments throughout corporate America like to use.  Typically, a personality profile has four quadrants and each profile calls the quadrants something different; some use colors, some animals, etc .  The profiles that I am most familiar with are the DISC and the AVA.  I will use the DISC for this example, since it is the more widely known of the two.

The DISC separates personality characteristics as follows:

D ~ Represents personalities that are dominant and decisive.  They are typically in charge and very much leaders, not followers. They make decisions quickly and move forward.  They prefer things more stark and very uncluttered (Think military general or corporate CEO).  They represent 4% of the population.

I - Represents personalities that are influential.  They are typically very social, the life of the party.  They love people and interaction.  They tend to make decisions quickly, but usually with big picture ideas and little attention to detail. They like bright colors and festive environments (Think Cruise Director).  They represent 11% of the population.

S - Represents personalities that like stability.  They do not typically like change, and if change is required, they would prefer for it to be very gradual.  They are very patient, nurturing, empathetic, and relaxed.  They like very neutral colors and environments.  They represent 69% of the population.

C - Represents personalities that are very compliant.  They make decisions slowly, but with precision.  They will take as long as they need to sort through details or complete a project, but it will be perfectly executed the first time with no need for revision.  They are minimalists and do not like clutter (Think CPA or engineer).  They represent 16% of the population.

When we are selling a home, we are trying to appeal to as many people as possible.  Understanding that 69% of people prefer warm, neutral, relaxing environments helps us understand our target audience.
