Waco and Mclennan County residential real estate sales for December 2010, with a comparison to 2009.

After an increase in October and November, sales prices in Waco and McLennan County slipped back to 2009 prices this month. In December of 2009 there were 167 residential properties sold. They had an average list price of $142,920 and an average sold price of $135,680 and an average of 163 days on the market. In December of 2010 there were 143 homes sold with an average list price of $142,939 and an average sales price of $135,743, with an average of 122 days on the market.

Here is a breakdown by price range:

0-$50,000 = 19

$50- $100,000 = 43

$100-$150,000 = 36

$150- $200,000 = 27

$200- $250,000 = 8

$250- $300,000 = 7

$300-$400,000 = 4

$400,000 and up = 3

 

There were eight pieces of land, two commercial properties, two multi-family properties and eight farm and ranch properties sold in December.

So how did the market for the entire year measure up? There were 1988 homes sold in 2010, compared to 2120 in 2009. But we still have 8 ½ months worth of inventory, which is a strong buyers market.
