Have you ever found that you really needed to be in two places at the same time? Last Tuesday I had a client call me with a listing she found online and wanted to know several details about it. I had appointments all day and couldn't get by the new listing to take a look at it. So I did the obvious thing and called the listing agent for more detailed information.

My client wanted to know about the garage that was converted into a bonus room and the afternoon sun patterns.  The listing agent mentioned the bonus room could be turned back into a garage, which interested my client and the front and back yard received sun most of the day which was also good.

When I emailed this information to my client she asked how big the backyard is and where is the garage located?  Good questions,   she also has a small dog and wants a fenced yard big enough for the dog and a few chairs a barbeque.

Yikes! Wanting to help I pulled up Google Earth and put in the property address 2625 NW 87th, I was able to get a nice aerial view of the property.  What I did notice was the garage access was through a back alley and if the bonus room was converted back to a garage the driveway would go right through the small back yard, which wouldn't work for my client which quickly eliminated this from my clients list.

Thanks Google Earth you saved me an hour and a half drive time!

Great use of technology, Adrian! We have so many tools at our disposal, if we only remember to use them.

Hmmmm....never thought of that...I would have just called the agent....might be something to recommend the buyer do if you are tied up for awhile....as they probably didn't think of it either...

We have so much great information available.  And that sometimes is a good thing, because listing agents can't always anticipate the questions of buyers, so you saved yourself some time!

Lottie~ thanks for the review and note. Surprisingly enough all calls were funneled to the listing agents assistants which hadn't seen the property and couldn't supply me with the information I needed.

Thanks,

Gotta love modern technology!  I have used satellite images to answer quite a few questions for clients - sure does wonders for saving on gas costs, which is great when prices are what they've been lately!
