Being honest from the very beginning can save a lot of hassle when it comes to finding a rental.  There is not one landlord out there that likes it when skeletons start falling out of your closet.  Be honest from the start. You'll get a lot farther.

Truth and Honesty-It Works if You Let itIn today’s market a lot of families have hit on tough times.  As a result they may have or are in the process of losing their home.  It doesn’t matter if it is a job loss, divorce, medical bills or just a bad loan situation if you are leaving your home and need to rent that’s okay.  But be honest about the situation.  Don’t try to pass the buck on a rental application and figure an agent isn’t going to do some checking.

Many of us who deal with rentals have clued our owners/landlords into the idea that holding out for a perfect credit score isn’t going to happen.  However if an applicant has solid employment and can show they are headed back in the right direction we can make it work.

Yet time after time I get rental applications with only part of the picture and then the red flags go up.  No paystubs, missing former address, no employment history and the “please don’t run my credit report” are just a few that make me question what aren't we seeing. 

So for anyone who is looking to rent due to a change in your circumstances, be honest.  It might sound trite but it is true.  Honesty goes a long way towards smoothing over problems.  As soon as you start dancing about your credit and current employment then we are going to wondering what you might be trying to hide.  Don't send your application towards the circular file just tell it like it is.  It's okay.
