My first stop of the day was 1131 S Hudson Avenue, a "packed with detail" duplex in Longwood Highlands - an area just South of Olympic and North of San Vicente.  I lived here up until a few years ago and loved the neighborhood and the people, plus close proximity to everything.  This is a side by side duplex - my favorite kind - with large public rooms and a half bath on the ground floor and 3 beds plus a bathroom upstairs - classic arrangement.

The wood details, Batchelder fireplaces, spacious closets and future possibilities make this place a great buy.  The only thing I would change would be the outside space, which needs a little creative thinking in order to give each side a private outdoor area.  I owned a duplex in this neighborhood and had the same problem, but by the time I was finished it was garden paradise...so anything is possible.

The duplex has 4,326 sq/ft on a 7,230 sq/ft lot and is on the market at $829,000.  By the way, you can get both units vacant at close of escrow - now that's a very detail in this market.

81 Fremont PlaceGrabbing a hot chocolate on the way, I scooted down Olympic and into 81 Fremont Place.  If you've never visited this prestigous enclave, it's because it's so well hidden behind gates that you could be forgiven for just driving right by.  This house hasn't been ruined or updated to lose all of its charm - instead the owner has melded the best of both worlds together and you could forget you were in the heart of LA when you step through these doors.  Sometimes it's hard to see such wonderful homes and then travel back to my own little abode, but there are always great ideas to take away and this home has tons of them. 

Details abound from fireplaces, balconies and patios to beamed ceilings and a large library landing.  This is a grand house, but much like 444 S. Rossmore last week, it has a cozy family feel to it.  You get 4 beds and 4.5 baths in 4,912 sq/ft on a 18,556 sq/ft lot in the privacy of Fremont Place for $3,880,000.

726 N Las Palmas

 

Tearing myself away I headed West to 726 N Las Palmas Avenue to a delightful single family home on the market for $875,000.  This is a very traditional floorplan with the main rooms on the right of the house and the bedrooms on the left.  It's very functional and works great.  The kitchen is cute as can be and I had an urge to break out the rolling pin and start making pies...luckily my senses prevailed and I toured the rest of the home instead.  Very cute master has an extra sitting area leading to the deck plus a stylish master bath with very clever use of a wood console as the vanity...must remember that for my next remodel.  Outside the deck really adds to the back yard and makes great use of the space - which overall felt large.  Overall you get 2 beds and 2 baths in 1,500 sq/ft on a 6,350 sq/ft lot for $875,000.
