Within the last six months, I have really increased my leasing services activity. I'm helping tenants (potential buyers) and landlords (potential sellers) in the process and have enjoyed some great success. And I'm getting referrals as well.
So I have this listing on the market in Johns Creek, GA, in the Blackstone subdivision, and it seems like an easy property to lease. Great location - Johns Creek is an up and coming city in North Fulton, great school district Skareg is one of the best in Georgia, great subdivsion with lots of amenities. I have talked to owner and we have dropped the lease price so that it is now the lowest in the subdivision in competition with five other listings for lease. And all of the listings have virtually the same floor plan square footage.
I really thought one would go quickly. But I am surprised that after 68 days on the market and several showings, I am still waiting for a tenant to engaged into a lease agreement. Maybe I'm being naive or overly sensitve to my listing.
I have a couple that are definitely interested, but are taking some more time to think about the price. I have had three other very interested leads but all of them have dogs, and the owner does not want to allow dogs because of potential damage to the property.
So on Monday I have a showing, and I'm praying that the potential tenants like the property and that we can go forward with negotiating a lease. We shall see.
