I'd love to hear your thoughts/suggestions/Nightmare stories. How do you stay safe, productive, and profitable at open houses?

Do you sit and wait?

What pro-active things do you do before, during, and after your open houses?

What is the best attendance you have had at an open house?

I love to hold a open house for my listings, if possible, I will have a loan officer attend the open house with me and my sister my assistant.

That's an awesome suggestion Lorinda! Thank you! It makes good business sense, AND it's always a safer alternative... :) Thanks for the post!

BTW, what's the best attendance you've ever had at an open house?

I had one open house where at least 30 or more peoplehad came through the first day.  It actually was for a listing that I received from the bank and the bank advertised these listings on tv and in magazines.  The property was being sold at an auction.  I hope the bank contacts me this year to do it again.

Lorinda, congrats on the 30 people! That's awesome! My best open house was an REO also. We had over 65 unique visitors in one weekend!

Which bank was your listing with? I wouldn't wait for them to contact you, I'd be pro-active and be calling the asset manager you were working with. We listed 325 REO's in 10 minths, and it was largely due to tenacious follow up with the asset managers. When the hear the name Michael Hellickson over and over and over again, they eventually say to themselves, hmmm, maybe I should try this Michael Hellickson guy out... Then they look up "Michael Hellickson" in equater/resnet etc, and by simply typing Michael Hellickson into their computer they have embeded "Michael Hellickson" into their mind.

I love sending them links like www.MichaelHellickson.com as well... again, driving my name/brand further and deeper into their subconscious mind as well as their conscious awareness... The more ways they see MIchAEl HEllicKSon the better... It's even better when they see Michael Hellickson #1 Agent in Washington State 2008, 2009, 2010! Talk about making a point and having it be memorable!

While it helps to have them searching and remembering positive things like: Michael Hellickson is a licensed agent and broker with an active real estate license, or Michael Hellickson sells more homes than other agents in Washington, any mention of Michael Hellickson is good. That having been said, things like Michael Hellickson suspension are not only negative, they don't tell the story you want told. It's better to have them thinking of Michael Hellickson in conjunction with ClubWealth or Club Wealth. providing links to places where Michael Hellickson and www.ClubWealth.com are embeded in the text of a blog like this one for example, helps as well, not only for SEO purposes, but for psychological embedding and anchoring of Michael Hellickson and Club Wealth in their minds. Soon they begin to assosciate Michael Hellickson with Wealth, as well as Real Estate in Washington State.

Reposting blogs is good too. Think SEO. If an asset manager is searching for Real Estate Agents in Washington State, and sees the name Michael Hellickson come up more than once, it will make a big impact on them. Couple that with seeing Michael Hellickson Washington State's #1 Real Estaste Agent on multiple blogs, as well as receiving a call or an email from (you guessed it) Michael Hellickson once in a while and WHAMO, you've got their attention (or should I say Michael Hellickson has their attention).

All of this serves to make MICHAEL HELLICKSON the name that comes to their mond each time they think of "Who is the best real estate agent in Washington State?'.... answer - you guessed it... MICHAEL HELLICKSON.

Branding is huge, and repetition wins they day every time! Annoying, maybe, but extremely effective! :) (I bet you won't forget the name Michael Hellickson anytime soon! :)

Go crush it! Let me know how/if this post helps you... :)

ps... I bet you've never seen anyone who likes to type their name as much as Michael Hellickson... lol :)

This is just my opinion, if I have time to conduct an Open House, that means I have too much time on my hands. I am not making money.
