A few months ago I was sitting at my desk catching up on some marketing mailers when I hear another agent call my name. She has been in the business 20+ years and had just received a call at the "up desk". The woman calling was interested foreclosure property a few blocks from the office. The agent didn't want to deal with the client for two reasons: 1- She "does not do forclosures" 2- The client was st the property and wanted to see it right away 3- The caller did not "sound" like it was worth it. I knew what was coming next. The other agent said "do you want this one"?
Do you know when you get that feeling that something is just right and you should move right away? I had that feeling and ran out the door to meet the client. On the way to show the property I was thinking how presumptious the successful "experienced" agent was. She even said as I was leaving "If anything comes of this I will dance down 42nd Street in my Underwear". That statement alone should have made me turn around immediately:)
When I got to the property I met one of the nicest clients I have met in a long time. We walked and talked as I showed her the property. We just hit it off. After viewing the property for 15 minutes she let me know that she wanted it but was not pre-approved. I gcve her the name of a loan officer who I knew could help and that afternoon we had a preapproval and an offer in to the bank.
Believe it or not the very next day the bank countered and my client agreed!!! To make a long story short, the call to preview the property came in on a Monday and we were Under Contract by Friday on an REO property.
The rest of the transaction went just as smooth. The property was being sold "as is" and my client opted for an inspection for informational purposes. She was happy with the results. My clients was applying for a renovation loan and the contractor agreed to do all the work within her budget. The Attorneys on both sides were thorough and amazing communicators.
45 days from when the phone first rang, we were sitting at the closing table anjoying the amazing food my client brought because she was so happy with everyone involved.
The client that called that day is now a close friend. She updates me onb the progress she is making and I call her when I notice an improvement she has made on the property. The renovation has moved quickly and my wife, daughter,and myself have been invited over for a barbeque in a few weeks to see the end result.
It all goes to show you that you can't and shouldn't jnudge a book by it's cover or a caller by how they sound.
Needless to say, if the dance down 42nd street ever happens (yeah right) I will have to document it here first.
