One of the great things about being a Placer County Mortgage Broker in addition to a Banker is that I can be a problem solver, offering solutions to buyers who otherwise might be excluded from home ownership.

Most Placer County home buyers are familiar with the most common types of mortgages:  FHA, Veteran's Administration (VA), and Conventional (not insured or guaranteed by the Federal government) home loans. 

Then there are the lesser used but fairly well-known home loans like USDA Rural for Auburn, Colfax, Forest Hill, Kings Beach, Lincoln, Loomis, Meadow Vista, Tahoe City and Tahoe Vista.

But what if a Placer County home buyer's loan requirements don't meet the guidelines of the typical mortgage product?  Are they doomed from ever finding financing for their home purchase?  Not necessarily.

There are actually other types of mortgages available.  They are referred to as "Niche" loan programs.  A "Niche" loan is a unique type of mortgage program that is only available from a limited number of lenders because the program is not in high demand or has higher than average risk for the lender.  As a Placer County Mortgage Broker, I have access to multiple niche products from multiple sources.

Here are some examples of niche financing options available for Placer County properties:

•·       Manufactured or mobile homes

•·       Investors with multiple financed properties

•·       Properties with unpermitted additions

•·       Financing with escrow holdbacks

•·       Cash out refinance of non-owner occupied property

•·       Cash recapture after cash purchase

As you can see, there are unique loans for unique situations, moving some Placer County home buyers from "can't do" to CAN DO!

Ed - I feel very fortunate that I discovered my niche really early in my career.  It's not a glorious niche but it's a living and I've met some absolutely incredible people and some of which I now call friends.  More than half of my business is referral business and it's a good feeling knowing that I've helped a lot of people realize their own American dream and that those same people told their friends and family about me in hopes that I would help them too. 

I'm proud to call myself an MLO and a mortgage broker.  I will never, ever go to work for some big, national, retail bank where only unlicensed order takers work answering phones and playing bank clerk.

Hi Ed - Working in the Arizona active retirement communities doesn't present the challenges I would imagine there is with the above "Niche" loans have.  As difficult as it can be to qualify these days is it difficult to get loan approval on these purchases?

I would say that it is equally as difficult to qualify but the real challenge with niche loans is finding lenders to do them.  From the list above, I might have 1-2 lenders for each.  And then, of course, there can be specific lender requirements.  For example, in a cash recapture after purchase, the loan is short-term rather than 30 years. 

I have a Sun City very near here.  I just completed a transacation there.  Nice folks and a fairly easy loan to do.  I hope that is typical of Sun City residents!
