LoyaltyBe Loyal To Your Agent!  These words I uttered to the client who called me and asked me to look up the status of a home for sale!

I asked, as I always do......"Do you have an agent?"  

The caller replied..."Well, Yes, but I think she is lying to me about whether or not this home is for sale, because it is not in the same area we began looking".  

I could see I was going to have to see for myself, so I looked up the house and found out that it
was NOT for sale, just as the agent told this caller!


I said, "Your agent was correct the home is in pending status". 
(I even made a quick call to the listing agent to make extra sure!)

The caller replied, "So, she was telling me the truth"!

I questioned him at length about his agent, how many times she had taken him out, (several), and if she was responsive to his calls, (yes), I told him to keep his agent as long as he was happy with her and if she was in the local area he was looking to buy.  

Come to find out, they began in San Diego County, like many buyers and then decided to look in Southwest Riverside County, because it is less expensive, but we have great schools and many other attributes!  

We ended the call that if his agent does not seem to know Southwest Riverside County, he will end up calling me back and he appreciated my honesty!


I also told him that the best way to get great service is to be a "loyal client"!

"Being loyal to your agent will make your agent work their hardest for you because she will have confidence that you will eventually purchase a home, from HER!"




Loyalty
is faithfulness or a devotion to a person, country, group, or cause, or to your Real Estate Agent, who is working hard to find you the best home in your criteria!

This is a great post.  So many agents would have tried to snatch the client but your professionalism showed through.

I’ve had those calls myself, and sometimes the client even calls me to ask me why I didn’t tell him a specific home was for sale. Too often the client is on Trulia, Zillow, or Realtor.com, where real-time information like we get in the MLS is sorely lacking.

Stacey-Ann:  I just had a client call the listing agent of a home I showed to him...because HE thought I was lying about not having the floorplan.  The listing agent forwarded me the e-mail and let me know what was going on, so I returned the favor to this buyer's agent.

 

Jim:  True, that some of the listings on the public sites are merely recorded documents and not homes that are for sale.....I've had this many times as well.

Jane -- I really enjoyed your post.  I have had those calls also, several times I have been told the agent was not able to show the home "right now", I guess some people think their agent is not supposed to have a life or a schedule.

Jane - It pays to respond as you did. If they are happy with their agent they should stay. But if they are not an area agent then we offer a referral fee for agents as such. If you are not happy.......

It pays to handle these buyers with Kit gloves though. You just never know.

We have an REO agent in our area that plants the sign on the lawn. Does not list it in the MLS. Gets the call and says "the bank has not determined the price yet". We say then what the heck to you have it out there for the public to see? It is bad on us when we are asked about it and we know nothing. And then when there is an interest we cannot even show it.

Sorry I started to rant.

Suzanne:  I won't show property to a buyer who is using me just because his agent is not available.  I can show the house and then the buyer can have the other agent write the offer. 

 

Ken: I wrote a blog about the very thing you describe at the beginning of the year.   I went a couple of rounds with my MLS and they determined that it is fine for the LA's to go ahead and market REO's prior to getting a price.....BUT when I called the CAR legal hotline they say no!   Go figure...the left hand doesn't know what the left is doing!

Jane, it's sad to hear of buyers not trusting their agent...but unfortunately, they may have good reason to do so...like the scenario Ken described in comment #5! :)

Leilani:  This scenerio is a common thing for REO Agents.....They are able to pre-sell, and do it by a completely different set of rules.

Marshel:  Just as happy as I was when the shoe was on the other foot

Tom:   Yes, that's why we have the buyer broker agreement.

Brian:  True!  I usually have very loyal clients and this is what I was trying to promote!

Jane - I had a call on one of my listings this morning--the caller said she has an agent but her agent was "busy" and told her to call the listing agent with her questions....not the best way to inspire loyalty or show professionalism.  I answered a couple of questions then told her to have her agent call me.

Good post Jane.  Loyalty is so important.  Trusting your agent is up there too!!  Interesting call, and I'm glad you took the time to make point of checking on the information.  Some agents might not have even taken the time.  You said all the right things.
